Classification
Minimum Requirements:
High school diploma or equivalent and four years of relevant experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.
Responsibilities:
- Preventative Maintenance and Repairs:
Perform preventative maintenance and repairs on building equipment as expected; diagnose mechanical issues and determine how to correct them via blueprints, manuals, and necessary parts needed; operate drill presses, threading and grinding machines; inspect and replace drive belts as needed; verify thermostat operation; replace thermostats; clean and vacuum supply and return grilles; maintain adequate inventory records of maintenance tools and parts;
perform lock and key work; repair wall coverings, carpet, and general carpentry work using radial and table saws and other related equipment; regularly inspect and troubleshoot maintenance equipment and make recommendations for repairs/replacements.
- Building Automation System (BAS) Operation, Monitoring, and Maintenance: Perform daily observations and reviews of the BAS system operation and data outputs as a means of monitoring building systems operations and performance; generate system reports for operations and management review; maintain trend data; maintain updated information on systems and/or system component(s) regarding performance, maintenance, and/or modifications; perform regular inspections to ensure preventative maintenance and service tasks are performed in a timely manner and to established standards.
- Workflow Coordination and Building Maintenance Standards: Assist with daily inspections of designated areas of the facility as directed to check for overall condition; respond to, prioritize, perform, or assign daily work-order requests; assist with coordination and oversight of work performed by third party vendors within the facility.
- Building Projects: Read, interpret, and follow blueprints, plans, schematics, and specifications for maintenance needs; responsible for demolition and space renovation as directed; install piping, controls and ductwork for HVAC systems in renovated areas; assist with coordination and completion of special maintenance tasks; clean and maintain tools, equipment, and personal protective equipment (PPE); provide support to other trades and contractors as directed.
- Building Systems: Monitor and maintain equipment related to steam systems including PRVs, condensate systems, heat exchangers, heating hot water, and domestic hot water; install, maintain, repair, and replace equipment as needed.
Required Qualifications: High school diploma or equivalent and four years of relevant experience. Appropriate vocational/technical training may substitute at an equivalent rate for the required experience.
Preferred:
- Trade experience with HVAC
- Experience working with chillers and cooling towers
- Knowledge of heating systems/steam
- Ability to repair maintenance equipment
- Experience with electrical and plumbing systems
- Ability to diagnose and repair problems in appliances, motors, and similar equipment
- Knowledge of proper use of hand and power tools
- Proficiency with computers and basic software applications
- Communication skills (verbal and written)
- Customer service skills
- Interpersonal skills
- Function effectively in a fast-paced environment with frequent interruptions

Monday through Friday, 07:00 AM to 03:30 PM. Flexibility to adjust schedule may be required (including occasional evenings and weekends) depending on the demands of position and/or department needs.
