Role Overview

As the Community Association Manager you will play a critical role in supporting our associations by fostering positive relationships, ensuring compliance with governing documents, and providing exceptional service to both residents and Boards of Directors. Your time management skills should be used to get to and from various properties while still completing all your projects leading to success in this role.

Responsibilities
  • Serve as primary liaison to Boards of Directors
  • Prepare and present management reports
  • Run quarterly board meetings (and additional meetings as needed) in compliance with Florida Statutes Chapter 718 and Florida Statutes Chapter 720
  • Guide boards on fiduciary duties, policy updates, and compliance
  • Coordinate annual meetings and elections and attend
  • Perform weekly, monthly and quarterly inspections of communities and create reports for the board
  • Review monthly financials with accounting support
  • Assist in preparing and presenting annual budgets
  • Monitor delinquencies and guide collections strategy
  • Oversee reserve planning and special assessments when necessary
  • Ensure invoices and vendor payments are properly approved
  • Solicit competitive bids and negotiate contracts
  • Oversee landscaping, pool, maintenance, and specialty vendors
  • Monitor vendor compliance, insurance, and contract timelines
  • Review violations and attend hearings as needed
  • Maintain statutory and corporate compliance calendars
  • Draft and distribute community notices, meeting minutes, etc
  • Respond to escalated homeowner concerns
  • Maintain professional, calm communication in high-conflict situations
  • Provide enhanced advisory leadership
  • Oversee higher-risk systems and insurance matters
  • Support long-term capital and reserve planning
  • Assist in office with administrative and support tasks as assigned
  • Other duties as assigned
Requirements

Requirements include:

  • 5+ years of association management experience
  • Strong working knowledge of Florida condominium and HOA statutes
  • Experience managing multiple boards simultaneously
  • Budget preparation and financial literacy required
  • Exceptional written and verbal communication skills
  • Ability to work independently and manage competing priorities
  • Physically able to lift up to 30lbs, stand for extended periods of time and use stairs every day.
  • Demonstrate strong verbal and written communication skills.
  • Display professionalism and patience in all interactions.
  • Must be 21 years old and have a clean driving record.
Preferred


· Experience conducting 1-1 site tours, inspections or showcases of residential properties


· Residential rental and or property management experience

Compensation

Golden Rule offers a competitive pay scale for this full time (40 hours a week) position pays $60, dependent upon experience. The position works a regular schedule of 8:30am to 4:30 pm – Monday through Friday with some meetings required after hours and on call for emergencies.
