Key Responsibilities
  • Supervise property staff to ensure duties are completed effectively and timely.
  • Guide staff to ensure timely rent collection and manage collection processes.
  • Oversee accounts receivable and payable, ensuring accurate posting.
  • Coordinate marketing and sales programs, maintain market data, and participate in weekly leasing calls.
  • Review financial statements, leasing, rent rolls, budgets, and analyze to increase income and reduce costs.
  • Investigate complaints and resolve issues.
  • Oversee facilities management and conduct site inspections to maintain standards.
  • Maintain compliance with policies, legal requirements, and record-keeping.
  • Identify opportunity to increase revenue and propose capital improvements.
  • Assist in annual budgets and program implementation to achieve operating goals.
  • Analyze budget variances and provide explanations.
  • Hire, supervise, train, and develop staff, using performance counseling.
  • Communicate with regional manager and other teams regarding performance.
  • Conduct community meetings to set goals and provide direction.
  • Maintain safety logs and conduct safety meetings.
  • Ensure office and model apartments are kept clean and opened on schedule.
  • Comply with federal, state, and local laws including Fair Housing.
  • Manage data collection and analysis of market trends.
  • Adhere to vendor management and pre-turn planning procedures.

Supervisory Responsibility

This position directly supervises the community staff including assistant manager, maintenance staff, and leasing staff.

Experience and Knowledge

Required:

Minimum of three years supervisory experience in residential or related operations and Bachelor’s Degree in Business or related field (or equivalent experience).

Certificates and Licenses
  • Certified Apartment Manager (CAM)
  • Certified Residential Manager (CRM)
  • Registered Apartment Manager (RAM)
  • Certified Property Manager (CPM)
Education And Experience
  • Bachelor’s Degree in Business, related field, or equivalent.
  • Min 3 years supervisory experience.
  • Carbon Literacy Certification or willingness to learn.
  • Relevant experience with university/college properties.
  • Strong interpersonal and communication skills.
  • Experience in fast paced, target driven environment with sales/marketing focus.
  • Proficiency with technology and online systems.
Computer Skills
  • Property Management software (Real Page, etc.)
  • MS Office (Outlook, Word, Excel)
Physical Demands
  • Regular vision, hearing, hand use, reaching, standing, walking.
  • Must lift up to 10 pounds.
Work Environment
  • Moderate noise level.
  • Monitoring and recording for training and performance feedback.
Expected Hours of Work
  • Mon – Sat, often Sundays; ability to work outside office hours and weekends required.
Travel

Primarily local; occasional out-of-area/overnight travel may be required.
