Job Description

The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property.

Essential Duties & Responsibilities
  • Property Leasing and Administration
  • Regular/daily onsite attendance is required
  • Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
  • Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and performing necessary follow‑up.
  • Complete all leasing paperwork before move‑in.
  • Assist with lease audits, walking units, and the turn process.
  • Maintain accurate prospect traffic and leasing data; respond to prospect leads within 24 hours.
  • Utilize established sales and marketing strategies to increase property traffic and achieve leasing goals.
  • Perform various administrative tasks as needed.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter).
  • Contribute to the general upkeep and cleaning of office, common areas, and model units.
  • Marketing & Outreach: assist in implementing annual marketing plan outreach; review and assist in completing market surveys/analysis to generate ideas and formulate plans; maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports.
  • Customer & Resident Relations: manage excellent customer service; monitor service request turnaround; project a favorable image of the community; ensure consistency in dealing with residents; enforce community policies delegated by the immediate supervisor.
Education & Experience
  • High School Diploma or Equivalent.
  • Ability to understand and perform all on‑site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement to accomplish tasks or move between work sites; communication with others; repetitive wrist, hand, and finger motions.
  • Frequent use of ladders, stairs, scaffolding, ramps, step stools, and similar equipment; standing or sitting for prolonged periods.
  • Occasional movement in various environments, including tight and confined spaces, overhead positions, reaching, and moving objects up to 25 lbs.; operating machinery, power tools, vehicles, or golf carts; ability to work overtime, weekends, night hours (emergencies); work in extreme temperatures and outdoor conditions; exposure to hazardous chemicals; working in flat and non‑flat terrain.
Compensation

Salary range: $22.00 per hour.
