Maintenance Technician
Supervisor: Community Manager
FLSA Status: Non‑Exempt (Hourly)
Job Summary: Performs maintenance duties and supervises and coordinates activities of the maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the community are completed in an efficient manner.
ESSENTIAL DUTIES AND RESPONSIBILITIES- Responsible for inventory, ordering and delivery of all necessary supplies and equipment for the maintenance, custodial and grounds teams under the direction and with the approval of the Community Manager.
- Responsible for timely response to work order requests, make‑readies, etc.
- Responsible for scheduling and performing preventative maintenance.
- Responsible for ensuring OSHA standards and company safety policies are complied with at all times.
- Rotates on‑call responsibilities with other maintenance staff and backs up the Maintenance Technician as required.
- Responsible for scheduling and direct supervision of all in‑house and/or vendor work.
- Specifically responsible for scheduling product review appointments to avoid “drop‑in sales calls.”
- Assists the Community Manager in interviewing, screening and recommending potential maintenance, grounds and housekeeping personnel.
- Responsible for training of all maintenance, grounds and housekeeping personnel.
- Researches and evaluates all current and potential products used in the maintenance and upkeep of the community.
- Assists in disciplinary or promotional recommendations for all service, custodial and grounds personnel.
- Analyzes and resolves work problems or assists workers in solving work problems.
- Initiates or suggests plans to motivate workers to achieve work goals.
- Responsible for supply and upkeep of all tools required by the Company for Maintenance Technicians.
- Reports unusual or extraordinary circumstances regarding the community or residents.
- Maintains constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificate of insurance.
- Maintains required community uniform and ensures professional appearance and attitude for all maintenance, custodial and grounds personnel at all times.
- Provides courteous, efficient response at all times.
- Has thorough knowledge of company policies and procedures.
- Seeks educational opportunities and self‑improvement for personal growth and development.
Directly supervises one or more team members in the maintenance department. Responsibilities include interviewing, hiring, training, planning, assigning and directing work, appraising performance, rewarding and disciplining team members, addressing complaints and resolving problems.

DRIVING REQUIREMENTSMust have a valid driver’s license and the ability to drive to daily activities.
EDUCATION AND/OR EXPERIENCEHigh school diploma or general education degree (GED); or 3 to 5 years of related experience and/or training; or equivalent combination of education and experience.
LEADERSHIP AND STAFF DEVELOPMENTExperience in managing diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing staff performance.
EQUIPMENT / MACHINERY / TOOLSRequired to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Must be knowledgeable and skilled in the safe use and maintenance of the following tools: various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovel, and snow blower.
LANGUAGE SKILLSAbility to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with customers one‑on‑one or groups of team members of organization.
