Introduction

Main Purpose of Job
Perform general maintenance tasks, such as simple construction, preventative maintenance, improvements and minor repairs to buildings, fixtures, mechanical equipment, grounds and roadways.
POSITION DUTIES
Performs regularly scheduled maintenance services and minor repairs to building equipment items, including but not limited to air conditioning systems, boilers, hydraulic systems, circulator pumps, air handler units, electric pump motors, refrigeration equipment items, exhaust fans, cooling towers, andice chillers. Cleans and lubricates pump and motor bearings, adjust motor belt tension and replaces equipmentfilters. Cleans mechanical and equipment room spaces by sweeping and mopping floors and wipe down equipment to maintain equipment and spaces free from dirt and debris.
Make daily inspections of the physical plant, facility and utility operations to ensure thereliability/safety of all plant equipment optimizing the overall environment for staff, visitors and students. Performs plumbing repairs and adjustments to heating systems components, lavatory fixtures, hand sinks, and water fountains.
Unclog toilets, sinks, water fountains and floor and roof drains to ensure proper operation. Repair or replace lavatory enclosure components, panels and hardware items. Checkpipes for leaks. Perform carpentry repairs including but not limited to repair furniture, move, change or construct interior walls, frame, drywall hang doors replace windows and window panes, install cabinets. Apply finish and/or paint to competed projects. Perform masonry functions to interior or exterior functions which may include repairs to cracks andimperfections in sheet rock, block walls, concrete slabs, concrete walkways and asphalt paving.
Perform minor electrical repair functions which may include replacing covers, light bulbs, light fixtures,and assist with troubleshooting electrical wiring problems. Assist with the installation of new electricalconduit, wiring and switches. Perform ground maintenance functions which may include, mowing, trimming, pruning, planting, mulching, weeding and watering. Clean walkways, building surfaces, window wells, gutters. Snow and ice removal. Maintain and service equipment.
Perform other duties that may be required and/or as directed.
MINIMUM QUALIFICATIONS
Education:
Eighth grade.
Experience:
Three years of experience in any combination of the maintenance trades provided that at least two years of experience areprimarily in the trades of electricity, plumbing, steamfittings, refrigeration or air-conditioning. Notes:
1. Candidates may substitute additional experience in any of the maintenance trades on a year-for-year basis for up to three years of the required education.
2. Candidates may substitute the possession of a degree from an accredited vocational or technical high school with a major in Building Maintenance or a related fieldfor the required experience.
3. Candidates may substitute U.S. Armed Forces military service experience as a non-commissioned officer in utilities repair classifications or construction and engineering specialty codes in any combination of maintenance trades, on a year-for-year basis for the required experience.
DESIRED OR PREFERRED QUALIFICATIONS
Prior experience in facilities maintenance and/or trade experience. Willing to learn American Sign Language. Able to lift 50 lbs. or more. Able to assist with snow removal on the campus.
LICENSES, REGISTRATIONS AND CERTIFICATIONS
Employees in this classification may be assigned duties which require the operation of a motor vehicle. Employees assigned such duties will be required to possess a motor vehicle operator's license valid in the State of Maryland.
SPECIAL REQUIREMENTS
New hires are subject to a criminal background investigation at their own expense. (Maryland Code, Family Law Article 1, Sections ) Candidates will need to provide three letters of recommendation.
