The HVAC Technician I is an entry-level, field-based role supporting the installation, startup, preventive maintenance, and repair of commercial heating, ventilation, air conditioning, and refrigeration systems. The position works under the guidance of senior technicians and supervisors to ensure efficient, safe, and compliant operation of mechanical systems in offices, healthcare, life sciences, retail, education, industrial, and mixed-use facilities.

Accountabilities
  • Preventive Maintenance (PMs):
    Perform routine commercial PM tasks including filter and belt changes, coil cleaning, lubrication, drain maintenance, and visual inspections of electrical and mechanical components to maintain uptime and energy performance.
  • Service Support and Repair
    :
    Assist in troubleshooting and repairing commercial equipment such as rooftop units (RTUs), split systems, heat pumps, air handlers, VAV/FPB boxes, fan coils, DOAS units, pumps, exhaust systems, and packaged units; elevate complex diagnostics appropriately.
  • Installation and Startup
    :
    Support installation and commissioning activities (mounting equipment, basic piping and condensate routing, insulation, setting thermostats, verifying sensor placement following manufacturer procedures and site standards).
  • Diagnostics and Data Collection
    :
    Use commercial-grade instruments to record pressures, superheat/subcooling, airflow, static pressure, delta‑T, amperage, voltage, combustion readings, and BMS trend data; document findings and recommend corrective actions.
  • Controls and BMS
    :
    Assist with building management systems (BMS) tasks such as checking setpoints, schedules, sensor calibration, and verifying alarm conditions; identify simple control wiring and configuration issues and report for resolution.
  • Energy and Comfort
    :
    Support optimization tasks (economizer operation, ventilation rates, demand control ventilation checks, occupancy scheduling, and coil cleanliness) to balance comfort, IAQ, and energy efficiency.
  • Compliance and Safety
    :
    Adhere to OSHA, EPA Section 608, lockout/tagout, confined space, ladder/rooftop safety, and company policies; handle refrigerants and chemicals responsibly and maintain proper records.
  • Documentation
    :
    Complete work orders, PM checklists, parts requests, time entries, and service reports accurately and on time; maintain equipment histories and photographic evidence where required.
  • Customer and Stakeholder Communication
    :
    Provide clear status updates to facility managers, tenants, and internal teams; explain work performed and next steps in professional, concise language.
  • Tools, Inventory, and Housekeeping
    :
    Maintain tools, test equipment calibration, vehicle stock, and job‑site cleanliness; identify parts and materials needed for efficient service delivery.
  • Training and Development
    :
    Participate in OEM and internal training, follow standard operating procedures (SOPs), and build proficiency toward independent troubleshooting on commercial systems.
