Overview

Position Purpose
Assists Foreperson with the leadership of maintenance and repair services for a variety of HVAC systems; assists with maintaining all physical school plants in a condition of operating excellence so that they may be fully used at all times.

Essential Job Functions Facilities Maintenance & Repair
  • Coordinates assigned work to HVAC personnel and oversees project completion; coordinates contract repair when work cannot be performed by District staff.
  • Assigns priority to HVAC work orders and processes them; works cooperatively with principals and facilities managers to schedule and complete repairs.
Inspection
  • Inspects all district HVAC equipment and initiates repairs as needed.
  • Conducts on-site inspection of completed repair projects.
  • Monitors and inspects contract work.
Inventory & Equipment
  • Coordinates preventive maintenance schedules for tools and equipment; ensures that maintenance is completed and equipment is in safe operating condition; recommends replacement of existing equipment when necessary.
  • Conducts regular inventory of physical equipment and supplies and maintains accurate records; orders tools, equipment, and supplies as needed.
Administrative
  • Coordinates or provides instruction and training for all HVAC workers in safety procedures and proper use of tools and equipment.
  • Assists in developing both short- and long-range goals for the department.
  • Assists in recruiting, screening, selection, training, and evaluation of HVAC employees.
  • Monitors employee data for payroll reporting (time cards, tardiness, and absenteeism).
  • Responds to after-hours emergency calls as needed.
Safety
  • Ensures staff perform preventive maintenance on tools and equipment and ensures equipment is in safe operating condition.
  • Follows established safety procedures and techniques to perform job duties including lifting and climbing; operates tools and equipment according to established safety procedures.
  • Corrects unsafe conditions in work area and promptly reports any conditions that are not immediately correctable to supervisor.

Knowledge, Skills & Abilities
  • Knowledge of District policies, procedures, and regulations.
  • Knowledge of HVAC repairs, maintenance, and installation techniques, and safety.
  • Knowledge of refrigeration principles and thermodynamics.
  • Knowledge of the principles of temperature, pressure and moisture content of air flow; air balance and water flow.
  • Knowledge of balancing procedures for air distribution systems and hydronic systems balance.
  • Knowledge of practices, processes, and materials used in heating, ventilation, and air conditioning construction.
  • Knowledge of design, construction, and functions of mechanical, pneumatic, electrical, and electronic control systems.
  • Knowledge of proper use of tools of the trade.
  • Knowledge of NFPA Fire and Life Safety Codes, Uniform Building Codes, Protection Agency (EPA) regulations, and Occupational Safety and Health Association (OSHA) codes.
  • Skill in interpersonal relationships, including using tact, patience, and courtesy.
  • Skill in coordinating, planning, organizing, leading, and completing projects.
  • Ability to read and interpret work orders, service manuals, blueprints, wiring diagram schematics, and written reference material.
