Position Summary
:
The Facilities Technician is responsible for the maintenance, repair, and general upkeep of company-managed properties. This includes troubleshooting building systems, performing preventive maintenance, coordinating with vendors, and ensuring properties remain in excellent operational condition for residents, tenants, and visitors.
- Perform routine inspections and maintenance of HVAC, plumbing, electrical, and mechanical systems.
- Respond promptly to service requests and emergencies across multiple sites.
- Maintain interior and exterior areas, including lighting, painting, carpentry, and minor construction repairs.
- Oversee the safety, cleanliness, and functionality of common areas and building infrastructure.
- Conduct preventative maintenance to reduce the likelihood of equipment failure.
- Maintain accurate records of maintenance activities, repairs, and inventory.
- Assist in coordinating and supervising third-party vendors and contractors.
- Ensure compliance with local building codes, safety regulations, and company standards.
- Participate in after-hours on-call rotation for emergency issues.
- Report major maintenance needs and safety hazards to management.
Required Education, Experience, and
Qualifications:
- High school diploma or equivalent; technical certification or trade school training is a plus.
- Minimum 2 years of experience in facilities maintenance, property management, or a related field.
- Working knowledge of building systems, including HVAC, electrical, plumbing, and fire/life safety.
- Basic proficiency with maintenance tools and equipment.
- Ability to read technical manuals, blueprints, and schematics.
- Strong problem-solving skills and attention to detail.
- Excellent communication and customer service skills.
- Valid driver’s license and reliable transportation (travel between properties may be required).
- Ability to lift 50+ lbs, climb ladders, and perform physical labor in various conditions.
Working Conditions
:
- Bending, lifting, climbing, pushing, pulling, kneeling, sitting stand, walk, kneel, stoop, squat, pull, push, climb, crouch, crawl, talk, hear, and see and standing (occasionally) for long periods of time.
- The essential duties of this position require moderate to heavy lifting and carrying.
- Exposure to moderate noise levels, vibrations, and bright lights; and exposure to dust, fumes, and gases; and all climate types including hot and cold temperatures, humidity, rain, snow, etc.
- Able to wear common protective or safety equipment such as safety shoes, glasses, gloves, hearing protection, breathing protection, and hard hats when needed.
- Able to work under stressful conditions at times.
- React quickly using hands, fingers, or feet.
- Must be able to move and lift to 40-pound wooden skid or pallet.
- Ability to travel throughout facility as required to conduct safety inspections.
- Must be able to comprehend and follow written and oral instructions.
- Must be able to complete tasks even with frequent interruptions.
- Must be able to use discretion and independent judgment as needed.
- Must be able to speak clearly on the phone and to fellow workers.
