Role OverviewMHW Search has exclusively partnered with a Real Estate Investment firm in Dallas. We are seeking an Asset Manager to oversee a portfolio of retail assets, driving financial performance and value enhancement initiatives. Reporting to the Partners, this individual will serve as a key liaison across acquisitions, leasing, property management, and finance teams. The role requires a well-rounded understanding of commercial real estate operations and transactions, strong analytical capabilities, and the ability to manage complex projects across multiple stakeholders.
Key Responsibilities- Lead and organize weekly internal asset management meetings, ensuring accountability, timelines, and task completion across teams.
- Support the acquisition process from LOI through closing, including due diligence checklists, underwriting, third-party vendor coordination, debt/equity sourcing, and closing documentation.
- Collaborate with lenders, attorneys, and title companies to review commitments, resolve exceptions, and ensure smooth closings.
- Write quarterly investor reports, summarizing leasing activity, financial performance, and project updates.
- Oversee the lease process, ensuring new lease checklists are managed and completed in coordination with internal and external partners.
- Prepare drafts of transaction-related documents (e.g., leases, amendments, purchase agreements) by populating designated sections.
- Develop and monitor property-level budgets, scopes of work, and project timelines for retail and mixed-use assets.
- Analyze and monitor property financials, rent rolls, capital plans, and variances against budget.
- Identify and execute value-add opportunities (e.g., signage upgrades, site improvements, re-tenanting strategies).
- Conduct regular property site visits to assess conditions, oversee Cap Ex execution, and provide recommendations.
- Prepare investment packages for prospective investors and lenders.
- Prepare periodic lender reporting packages, including operating statements, budgets, rent rolls, and Cap Ex summaries.
- Monitor loan compliance and assist with reserve draws, DSCR tests, and covenant requirements.
- Support refinancing or loan modification efforts with property-level data and business plan updates.
- Provide weekly internal market updates and industry news to the team.
- 5–10+ years of experience in commercial real estate, with exposure to at least two functional areas (leasing, acquisitions, property management, lending, investment sales, title, or corporate real estate operations).
- Demonstrated ability to manage and enhance retail and mixed-use assets.
- Excellent organizational and communication skills with a track record of managing multiple priorities.
- Bachelor’s degree in Real Estate, Finance, Business, or related field preferred.
