We are seeking an experienced and detail - oriented Maintenance Lead who is responsible for ensuring the maintenance and physical integrity of the property while providing a safe, well-maintained environment for residents, staff, and visitors. This role requires expertise in diagnosing and performing maintenance tasks efficiently, as well as ensuring compliance with all safety and regulatory standards.

• Supervise and lead the maintenance team, ensuring all tasks are completed to high standards ensuring that all work is performed in compliance with safety regulations and company policy.
• Maintain knowledge of and comply with all safety regulations, including OSHA, EPA, ADA, Fair Housing, and Lead-Based Paint requirements.
• Collaborate with property management to prioritize and address urgent maintenance requests.
• Manage the work order system, tracking and documenting all maintenance activities ensuring accurate and timely recording of completed tasks and parts used.
• Monitor and maintain building systems, including HVAC, plumbing, and electrical systems.
• Manage inventory of maintenance supplies and parts, ensuring stock levels are adequate, when necessary order parts and supplies ensuring timely availability for maintenance tasks.
• Inspect and coordinate necessary repairs for market-ready apartments, ensuring deadlines for unit turnovers are met.
• Maintain clear communication with the Property Manager and other team members regarding ongoing maintenance needs and priorities.
