The Position

We are hiring for a people‑focused Floating Maintenance Supervisor for our Texas portfolio of active adult communities –
Affinity Living Communities
. This position will be based in the Fort Worth area and will also include occasional travel to Austin and San Antonio. The Floating Maintenance Supervisor is responsible for ensuring designated communities are in good working condition and meet company standards. This person will support the on‑site maintenance teams to meet community‑specific maintenance goals and will travel to all area locations assigned.

  • Develop, train, and motivate high‑performing maintenance teams.
  • Maintain a community culture focused on enhancing our residents’ way of life while providing excellent customer service and a supportive home environment.
  • Build strong rapport with residents of the communities.
  • Participate in the interview and hiring process of maintenance associates.
  • Follow (and when appropriate optimize) a maintenance program to ensure the most economical, proper, and safe condition of the property, consistent with the standards set by Axis Residential.
  • Perform maintenance and repairs of property facilities, common areas, and units in a timely and professional manner consistent with the standards set by Axis Residential.
  • Perform unit turns on vacant apartment homes in a timely and professional manner consistent with the standards set by Axis Residential.
  • Coordinate, schedule and respond to all service requests and work orders in a timely manner consistent with the standards set by Axis Residential.
  • Perform daily inspections of the building, common areas, and grounds to ensure the safety of residents, the protection of the building assets, and detect maintenance problems that require attention.
  • Perform maintenance inspections and repairs on vacant apartments to ensure proper operating conditions and appearance upon move‑in.
  • Maintain and follow a preventative maintenance schedule consistent with the standards set by Axis Residential.
  • Maintain well‑organized and properly stocked maintenance shops and storage rooms while ensuring they comply with all safety regulations.
  • Properly maintain, repair, and account for all property‑owned tools and equipment owned by the community.
  • Manage an inventory of all necessary parts and supplies while ensuring adherence to the maintenance budget.
  • Schedule and participate in semi‑annual apartment inspections.
  • Provide evening, weekend, and holiday emergency service when required.
  • For communities that have a pool, ensure water quality testing is being performed and properly recorded daily.
  • Safely operate and maintain property golf cart if use is required.
  • Comply with all company policies/procedures and Fair Housing laws.
