The Maintenance Manager will collaborate closely with the Community Manager to improve the property’s net operating income. This role ensures that both the interior and exterior of the property are maintained efficiently and safely, all while adhering to budget constraints. The Maintenance Manager also contributes to resident satisfaction by ensuring that repairs are made promptly, professionally, and safely.
Key Responsibilities- Team Leadership & Property Maintenance:
Direct and support the maintenance team in the upkeep of the property, both inside and out. Foster a high-performing, skilled team of Maintenance Technicians. - Budget Oversight & Cost Management:
Manage the property’s maintenance budget, securing competitive bids for supplies and services. Process purchase orders and invoices to control expenses. - Work Order Management:
Review and prioritize work orders to ensure they are completed quickly and to the highest standards. Keep accurate records in the property management software. - Safety & Compliance:
Ensure the property adheres to all safety standards, including fire and safety codes. Address emergencies and ensure the workplace is free from hazards by promptly reporting any employee injuries. - System Maintenance & Repairs:
Troubleshoot and repair systems such as HVAC, electrical, and plumbing to maintain operational efficiency. - Resident Relations & Follow‑Up:
Communicate regularly with the property manager, manage maintenance emergencies, and follow up with residents to ensure satisfaction with repairs. Track maintenance costs and provide recommendations for improvements. - Preventative Maintenance & On‑Call Support:
Develop and implement a preventative maintenance schedule, be available for after‑hours emergencies, and ensure compliance with safety laws and OSHA regulations. Conduct regular inspections and maintain a drug‑ and alcohol‑free workplace. - Training & Development:
Mentor and train the maintenance team, helping them grow professionally and ensuring they have the skills needed to handle maintenance tasks efficiently.
- High school diploma or GED (preferred)
- At least two years of experience in multifamily maintenance (or a combination of education and experience)
- One year of supervisory experience (preferred)
- EPA certification required
- CPO (Certified Pool Operator) certification (preferred)
- Proficient in Microsoft Office Suite and project management tools
- Valid driver’s license required
- Ability to walk, stand, climb stairs or ladders, and access various areas of the property
- Must be able to push, pull, and lift items (up to 50 lbs), with assistance for heavier items
- Ability to bend, stoop, kneel, and reach overhead
- Strong visual ability for inspections and computer work
- Ability to operate maintenance tools, power tools, ladders, and lifts
- Proficient with office equipment like computers, keyboards, and mice
- On‑site role with regular outdoor work in varying weather conditions
