Role OverviewThe BIM Detailer will focus primarily on plumbing and piping systems, producing fabrication-level BIM models and shop drawings to support field installation and prefabrication efforts. This role is plumbing- and piping-centric, with HVAC exposure considered secondary and not a core focus of the position.
The role works closely with project managers, engineers, field supervisors, and fabrication teams to ensure systems are coordinated, install-ready, and aligned with project schedules.
Core Responsibilities- Create and maintain detailed Revit models for plumbing and piping systems, aligned with company BIM standards and project specifications
- Produce accurate shop drawings, spool drawings, and fabrication-level details directly from models
- Coordinate models across multiple disciplines including architectural, structural, and other MEP trades
- Manage clash detection and coordination using Navisworks or similar tools with an emphasis on piping constructability
- Support prefabrication and modular delivery by generating install-ready details and collaborating with fabrication teams
- Incorporate markups, RFIs, and as-built changes into models to maintain accuracy through project closeout
- Ensure version control and timely distribution of model updates to all stakeholders
- Assist in developing and improving internal BIM standards, templates, and workflows
- Provide constructability feedback during design-assist and design-build projects and collaborate with estimating and procurement teams when needed
- 3 + years experience working for a mechanical, plumbing, or piping contractor in a BIM or VDC capacity
- Proficiency with Autodesk Revit MEP, Navisworks, AutoCAD, and BIM 360 or similar collaboration platforms
- Demonstrated experience detailing plumbing and or piping systems
- Prior experience producing spools, shop drawings, and fabrication-level details
- Solid understanding of plumbing and piping construction methods and prefabrication workflows
- Ability to read and interpret plumbing, piping, and structural drawings and specifications
- Knowledge of BIM standards, clash detection processes, and levels of development (LOD 300–400)
- Strong communication skills to coordinate with engineers, field teams, and fabrication shops
- Strong attention to detail, organizational skills, and ability to work in a fast-paced project environment
