Under the general direction of the designated supervisor, accountable for skilled technical work at the journeyman level performing the installation, alteration, maintenance and repair of HVAC systems, fixtures and accessories. Work is performed in accordance with standard practices of the HVAC trade. The work also includes performing general trades work to include carpentry, electric, painting, and construction. Also responsible for providing guidance/training to Trades worker I and II's for repairs and maintenance.
Carries out supervisory responsibilities in accordance with the City's policies and applicable laws. Responsibilities include planning, assigning, and directing work, addressing complaints and resolving problems.
Responsibilities and Reporting During an Emergency Situation- Essential Employees may be required to work during a declared emergency. Depending on the nature of the emergency, this may require working around the clock for several days on short notice.
- Non Essential Employees will not be required to work during a declared emergency. The employee's Department Head will determine when the employee will be required to work.

- Executes highly skilled HVAC work on major projects, performing various HVAC installation, maintenance, and repair tasks.
- Operates, maintains, and repairs HVAC equipment including but not limited to air handlers, fan coils, boilers and water heating equipment, chillers, condensers, cooling towers, dampers, building automation systems, exhaust fans, ice machines, pumps, VAV boxes, variable speed drives, ductwork, and diffusers.
- Performs minor sheet metal repairs to existing duct work, minor insulation repairs to duct work and chill water piping.
- Operates refrigerant recovery equipment to avoid expelling refrigerant to atmosphere and file appropriate documentation to assure compliance.
- Brazes and welds dissimilar metals to form leak proof connections on refrigerant piping/tubing, as well as hydronic systems.
- Interprets and works from technical sketches and blueprints.
- Locates and defines defects in HVAC systems and equipment. May plan, layout and maintain a variety of HVAC systems and equipment.
- Diagnoses causes of problems and/or failures in HVAC/refrigeration systems for the purpose of identifying repair and/or replacement needs.
- Displays skill in the use and care of standard tools, equipment and testing devices of the HVAC trade and a proficient working knowledge of HVAC occupational hazards and appropriate safety precautions.
- Performs carpentry, masonry, electrical, and drywall repair or replacement, painting, and other related facility maintenance work. Plans and executes facility maintenance or construction work plans.
- Provide guidance for Trades worker I and II’s in repairs, inspections and improvement projects as needed in assigned facilities, equipment, and machinery.
- Maintain accurate records, including completed work orders.
- Inventory spare parts.
- Required to drive a motor vehicle to accomplish assign tasks.
- This position requires regular and reliable attendance and the employee’s physical presence at the workplace.
- Performs other duties as assigned.
- Working knowledge of facility and air conditioning maintenance
- Knowledge of the occupational hazards, safety precautions and personal protective equipment observed in the trade(s) assigned.
