Overview
POSITION SUMMARY As a General Manager, you will play a central role in the strategic and operational management of our commercial real estate portfolio. This dynamic position involves overseeing the day-to-day activities of commercial properties, ensuring optimal financial performance, maintaining positive tenant relationships, and implementing effective property management strategies.
Responsibilities- Oversee the daily operations of commercial properties, including maintenance, security, and tenant services. Coordinate with maintenance teams and vendors to ensure timely resolution of property issues.
- Act as the primary point of contact for commercial tenants, addressing inquiries, concerns, and requests in a prompt and professional manner. Foster positive tenant relationships by maintaining effective communication and resolving issues proactively. Collaborate with leasing teams to attract and retain high-quality tenants.
- Manage lease agreements to ensure compliance with terms and conditions. Oversee lease negotiations, renewals, and amendments in collaboration with leasing professionals. Conduct lease analysis, including financial terms and obligations.
- Develop and manage property budgets, working closely with the finance team. Monitor rent collections, financial performance, and expenses to achieve budgetary goals. Prepare and present regular financial reports to stakeholders.
- Assess and mitigate risks associated with property management, including safety and security concerns. Implement emergency response plans and ensure properties meet safety standards.
- Work collaboratively with cross-functional teams, including leasing, finance, and maintenance. Provide leadership and guidance to property management staff, fostering a positive and productive team environment.
- Demonstrate strong analytical skills for evaluating property performance, market trends, and financial data. Apply effective problem-solving skills to address issues related to property management, tenant concerns, and maintenance challenges.
- Provide leadership to guide property management teams, collaborate with cross-functional teams, and direct on-site staff, maintenance personnel, and administrative teams.
- Conduct regular on-site visits to properties within the portfolio, including inspections, tenant meetings, and overseeing maintenance activities.
- Be flexible in work hours to respond to urgent matters, attend meetings, and oversee property operations as needed.
- Interact with tenants regularly to address inquiries and requests, building positive relationships to support tenant satisfaction and retention.
- Attend tenant meetings, address concerns promptly, and work collaboratively to ensure a positive tenant experience.
- Collaborate with a diverse team of professionals including leasing agents, maintenance staff, administrative personnel, and executives.
- Work closely with cross-functional teams to ensure effective communication and coordination in managing commercial properties.
- Prepare to face property-specific challenges such as lease negotiations, property improvements, tenant disputes, and emergency situations.
- Apply problem-solving skills to address property-specific issues efficiently.
- Some travel may be involved depending on portfolio size and location, including visiting properties, attending meetings, and participating in industry events.
- Maintain composure under pressure in emergencies, tenant conflicts, or unexpected property issues.
- Stay informed about and ensure compliance with relevant laws and regulations governing commercial real estate, coordinating with legal professionals as needed.
- A bachelor’s degree is often required, preferably in Business Administration, Real Estate, Property Management, or a related field.
- In-depth knowledge of commercial real estate, including leasing processes, property valuation, and market trends; familiarity with office, industrial, and mixed-use properties.
- Understanding of laws, regulations, and codes governing commercial real estate, including fair housing laws, zoning regulations, and building codes. Ability to address legal matters and lease compliance with legal professionals.
- Proficiency in financial management, including budgeting, financial reporting, and financial analysis. Ability to develop and manage property budgets and analyze financial statements.
- Excellent written and verbal communication skills, with strong negotiation abilities for leases, vendor contracts, and dispute resolution.
- Proficiency in property management software and related technology tools, including accounting software and databases.
