Summary

The manager of grounds includes all property maintenance duties to keep the exterior attractive and functional. The Groundskeeper collaborates with other staff to manage the property efficiently and thrive in a fast‑paced environment. This is an hourly position with benefits and paid time‑off.

Duties And Responsibilities
  • Carry out all business in accordance with the company, state, and federal laws (OSHA, ADA, fair housing, etc.).
  • Check and replace exterior lighting on a regular basis.
  • If certified, maintain the pool, cleaning and other required tasks.
  • Enforce safety precautions at all times.
  • Observe the condition of apartments, report and correct unsafe conditions immediately.
  • Track service schedules (water, electricity, etc.), meter readings, and maintenance dates.
  • Keep storage areas closed when not in use.
PREVENTIVE MAINTENANCE / SECURITY
  • Physically walk the property frequently and eliminate waste, debris, cigarette butts, and animal feces.
  • Maintain cleanliness and order in office administration, pool area, laundry room, mailroom, display areas, stairs, roofs, trash bins, recreation areas, street fronts, corridors, outdoor lights, parking lots, and driveways.
  • Collect garbage from vacant apartments, remove furniture, trash, and abandoned boxes, and transfer them to the appropriate container.
  • Pick up and sweep items left out of dumpsters; keep containers closed and curb compactor secure on windy days.
  • Detail the property: clean and rake shrub areas, shovel mud when necessary, use a blower to keep sidewalks and walkways free of loose grass, and sweep.
  • Repair and replace windows, lamps, sliding glass doors, and perform routine maintenance as requested by the director or technical maintenance manager.
  • Assist with physical tasks such as knocking down fences, digging holes for posts, or moving abandoned furniture.
  • Execute setting duties as instructed by the head or technical maintenance manager.
  • Maintain storage and shop areas, perform paint work inside and outside, and transport paint as required.
  • Respond to service requests, follow procedures, change locks, and provide keys when needed.
  • Distribute communications to residents (e.g., upcoming events, pest control, newsletters).
  • Keep work areas clean and perform security‑related tasks.
  • Carry out additional complementary functions as assigned by the head or technical maintenance manager.
Requirements

You must meet all physical requirements and be able to follow instructions.

Working Hours

40 hours per week. The schedule may change as needed, including weekends when circumstances require.

Equipment Required

Wear appropriate safety equipment at all times.
