This safety-sensitive position is responsible for maintenance of residential apartments, including homes, public spaces, outside grounds, and equipment. Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively.

• Supervise and direct work of housekeeping/janitorial staff, maintenance technicians, caretakers, and groundskeeping in coordination with the Community Manager.
• Maintain property appearance and upkeep through daily exterior and interior inspections.
• Execute and document preventive maintenance program for resident apartments, public spaces, and equipment.
• Manage purchasing and inventory of parts and supplies according to company guidelines.
• Perform pool maintenance (if applicable), including daily chemical inspections and cleaning to meet city codes and company standards.
• Provide customer service, ensuring resident satisfaction and responding to on-call emergencies such as snow removal per the Community Manager’s request.
• Perform other duties as needed.

• Education: High school diploma or GED required. Pool and HVAC certification preferred, boiler certification if appropriate.
• Experience: Three years or more of maintenance experience in a residential property.
• Physical & Cognitive: Frequent standing and walking, occasional sitting; ability to lift, push, pull, and carry up to 110 pounds; occasional squatting, reaching, stooping, climbing stairs/ladders, and balancing.
• Driving (if applicable): Driver must have a valid driver’s license, acceptable motor vehicle record with company insurance carrier, reliable means of transportation, ability to be insurable at standard rates, and provide proof of personal auto liability insurance when using company vehicles.

To be hired, candidates will be required to successfully complete a background investigation, drug screen, and a physical demand analysis (when applicable).
