Position OverviewThe Annex Group is seeking a highly skilled and motivated Regional Floating Maintenance Supervisor to oversee the physical maintenance operations across a portfolio of multifamily properties. This role is critical to ensuring the ongoing safety, functionality, appearance, and long-term preservation of communities within the portfolio. Acting as a roving leader, the Maintenance Supervisor provides hands on support, technical guidance, and leadership to onsite teams, ensuring consistent execution of preventative and corrective maintenance programs.

- Supervise, train, and support on‑site maintenance teams across multiple properties to ensure compliance with company standards and procedures.
- Conduct regular property inspections to assess building systems, identify maintenance needs, and ensure adherence to safety and regulatory standards.
- Develop and implement preventative maintenance programs to extend the life of building systems and reduce operational costs.
- Coordinate with vendors and contractors for larger maintenance projects, capital improvements, and emergency repairs.
- Monitor and manage maintenance budgets across the region, ensuring cost-effectiveness and adherence to financial goals.
- Assist with recruiting, onboarding, and ongoing training of maintenance personnel.
- Collaborate with property and regional managers to develop and implement short‑ and long‑term maintenance strategies.
- Ensure compliance with all local, state, and federal regulations related to building maintenance, including OSHA and environmental guidelines.
- Maintain accurate documentation of maintenance procedures, service requests, vendor contracts, and property inspections.
- Provide after‑hours emergency support and guidance as needed.
- Other duties as assigned.
- Lead and manage university relationships for student housing assets, ensuring alignment with institutional requirements, academic calendars, and campus‑specific expectations.
- Act as a regional liaison between university partners and site teams to ensure clear communication, alignment, and timely resolution of operational matters.

- Minimum of 10 years of experience in property maintenance, with at least 3 years in a supervisory or regional role.
- Strong technical knowledge of HVAC, plumbing, electrical, roofing, carpentry, and general construction.
- Proven ability to manage multiple properties and maintenance teams simultaneously.
- Excellent organizational, leadership, and communication skills.
- Proficient in maintenance management systems and Microsoft Office Suite.
- Certifications such as HVAC, EPA, CPO, or similar are highly preferred.
- Demonstrated ability to analyze operations, solve challenges, and optimize performance.
- Proficiency in property management software (Yardi, Entrata).
- Ability to travel up to 100% (assigned location varies based on company needs).
- Strong work ethic with demonstrated desire to learn and grow with a growing company.
- Ability to work independently and successfully execute multiple assignments.
- Must be an effective communicator and listener.
