The Role

The Director of Building Services plays a critical role in achieving our Corporate Purpose, living our Mission, and honoring our Core Values. The position fosters a high‑morale culture, supports our brand, and enhances the services we bring to our residents, guests, associates, and properties.

The Director is heavily focused on training our maintenance team in troubleshooting, diagnosing, repairing, and preventing all building systems. They will drive efficiency, compliance, and long‑term asset preservation across all communities.

The Director’s training efforts include motivational coursework, coaching, and mentorship for all maintenance personnel, ensuring technical skill enhancement and career development.

In all activities, the Director champions a supportive atmosphere that promotes the well‑being of team members and residents, aligning with company goals and property owner expectations.

Qualifications
  • 5‑7 years of experience in property management, facilities management, or a building services leadership role.
  • Strong understanding of building systems, maintenance, and construction.
  • Certifications in HVAC, CPO, and OSHA are highly desired.
  • Proficiency in relevant software and data management tools.
  • Ability to work independently with minimal supervision.
  • Experience developing and implementing long‑range and short‑term maintenance educational programming.
  • Ability to foster organizational change and create momentum.
  • Knowledge of year‑round programs and facility operations.
  • Excellent customer‑service orientation with strong verbal and written communication skills.
  • Advanced knowledge of Microsoft Office (Word, Excel, PowerPoint, Outlook) and Office 365.
  • Administrative aptitude in reporting, budgeting, and spreadsheet work.
  • Detail‑oriented, cost‑conscious, and dependable in meeting deadlines.
  • Strong mathematical skills and spreadsheet analysis capability.
  • Superior business judgment, fairness, and integrity.
  • Effective interaction with senior executives, vendors, community partners, and investor contacts.
  • Comfortable working under time constraints and traveling to various locations within the US (minimum three onsite visits per week).
Key Accountabilities
  • Develop and maintain the company’s maintenance standardization program for all communities.
  • Expand and refine policies and procedures in operational manuals, focusing on maintenance, safety, and site operations.
  • Oversee Yardi maintenance dashboards to ensure compliance with purchasing, make‑ready, work‑order, and turn‑management processes.
  • Assist with budget preparation and execution.
  • Monitor maintenance KPIs for all assigned properties to maximize performance and enforce standards.
  • Recommend on‑site maintenance policies and procedures to enhance NOI and performance.
  • Conduct monthly inspections, prepare status reports, and follow up on deficiencies.
  • Maintain a customer‑service orientation with integrity and transparency.
  • Recommend expense programs, capital and non‑routine improvement projects, and oversee large‑scale initiatives.
  • Administer company‑wide service contracts to secure quality services at competitive prices.
  • Forecast and recommend for common maintenance expenditures at a company level.
  • Assist with vendor issues, especially with preferred vendors.
  • Develop training programs, new‑hire orientation, and mentorship in coordination with stakeholders.
  • Maintain personal technical skills for troubleshooting, diagnosing, and repairing on‑site.
  • Research new programs and support implementation of company initiatives.
  • Ensure safety practices and life‑safety issues are addressed promptly.
