Overview
A Property Maintenance Technician is responsible for ensuring the proper maintenance and repair of a multi-family residential property. This role involves performing a variety of tasks related to plumbing, electrical systems, HVAC, carpentry, painting, and general maintenance. The Property Maintenance Technician plays a crucial role in maintaining the property's functionality, safety, and aesthetic appeal, contributing to tenant satisfaction and overall property value.
Responsibilities- Perform routine maintenance tasks such as HVAC filter changes, plumbing inspections, and electrical system checks.
- Diagnose and repair mechanical, electrical, and plumbing issues in a timely and efficient manner.
- Address tenant maintenance requests promptly and effectively, prioritizing urgent issues to minimize disruptions.
- Carpentry and Painting:
Repair or replace damaged doors, windows, cabinets, and other wooden fixtures. - Patch and paint walls, ceilings, and trim to maintain or enhance the property's appearance.
- Install or repair flooring materials such as tiles, laminate, carpet, or hardwood.
- Groundskeeping and Landscaping:
Maintain the property's exterior areas, including lawns, gardens, parking lots, and walkways. - Perform landscaping tasks such as mowing, trimming, pruning, and planting to ensure curb appeal.
- Clear snow, ice, leaves, and debris from sidewalks, driveways, and common areas during inclement weather.
- Safety and Compliance:
Conduct regular inspections of property systems and equipment to identify safety hazards and potential code violations. - Ensure compliance with local building codes, health and safety regulations, and environmental standards.
- Take appropriate measures to address safety concerns and maintain a safe working environment for tenants and staff.
- Recordkeeping and Documentation:
Maintain accurate records of maintenance activities, including work orders, repairs performed, and materials used. - Document inspections, safety checks, and maintenance schedules to track property condition and compliance.
- Communicate effectively with property management and other team members regarding maintenance needs and status updates.
- High school diploma or equivalent; vocational or technical training in maintenance or a related field preferred.
- Proven experience in property maintenance, construction, or a related trade.
- Strong knowledge of building systems, equipment, and maintenance techniques.
- Proficiency in using hand and power tools commonly used in maintenance and repair work.
- Ability to troubleshoot and solve problems independently, with strong attention to detail.
- Excellent communication and interpersonal skills, with the ability to interact professionally with tenants, colleagues, and contractors.
- Physical stamina and dexterity to perform manual labor and work in various weather conditions.
- Willingness to participate in on-call rotation for emergency maintenance issues outside of regular business hours.
Compensation:
