Position: Lead Maintenance Technician (47222)

Job Description

As a Lead Maintenance Technician, you oversee ongoing facility maintenance and repairs to keep the company’s multifamily property operating and appearing at its best.

Responsibilities
  • Use your five‑plus years experience to address work orders and maintenance issues before they become major.
  • Utilize technical certifications (HVAC, CPO, electrical, plumbing) to handle critical areas.
  • Proactively maintain general cleanliness of the property, resident amenities, pool, and clubhouse.
  • Hands‑on with day‑to‑day maintenance, setting the tone and standard for how work gets done.
  • Assist and collaborate with teammates to complete work orders.
  • Manage the Make‑Ready board so turnover work stays on schedule and grounds are kept up.
  • Engage in difficult conversations with employees and residents, resolve concerns, and seek to understand their issues.
  • Implement cost‑effective, high‑quality, timely resolutions to repairs and maintenance problems.
  • Maintain a safety‑first approach, use EPA certification for handling chemicals, and train the team on safety procedures.

Details
  • Full‑time Monday through Friday; occasional on‑call hours as set by the Property Management team.
  • Maintain your own tool kit; equipment and supplies are provided for most work orders.
  • Use company or personal vehicle as needed; a valid driver’s license is required.

Qualifications Required

Skills and Abilities

  • Familiarity with local, state and federal employment laws, wage and hour, meal and rest breaks, OSHA, and human rights and equal employment opportunity regulations.
  • Maintain regular attendance and punctuality to ensure all essential duties are fulfilled.
  • Attention to detail to ensure jobs are completed in an exemplary manner and potential hazards are not overlooked.
  • Familiarity with a variety of tools and materials needed to maintain residential buildings.
  • Excellent verbal and written communication skills.
  • Treat everyone with respect and dignity, accept responsibility, take ownership of tasks, follow through on commitments, initiate, and maintain confidentiality.
  • Excellent organizational skills, strong time management, and proven ability to meet goals and deadlines.
  • Ability to function well in a fast‑paced, high‑volume environment.
  • Basic proficiency with Microsoft Office Suite or related software.
Education and Experience
  • High school diploma or GED required; minimum four years of relevant work experience, preferably in property management or hospitality, with at least one year supervising two or more employees.
  • Technical degree or one or more technical certifications in HVAC, plumbing, or electrical; S1 or S2 HVAC certification highly desirable.
  • Prior experience in general building maintenance or painting in a commercial or residential environment, including general handyman work, light carpentry, electrical, or plumbing.
  • Prior experience in maintaining and repairing HVAC systems.
  • Must have own tools.
  • Valid driver’s license to operate company‑owned vehicles or use personal vehicle for work.
Physical Requirements
  • Expected work hours:
    • Monday through Friday, 8:00 AM – 5:00 PM, plus scheduled on‑call hours and occasional weekends.
    • During high‑traffic holiday periods, the position is scheduled according to Company standards; supervisor must approve schedules.
  • Travel: occasionally may need to drive a company‑owned or personal vehicle for business.
  • Work environment and physical demands:
    • Able to frequently lift or move items weighing up to 25 pounds; occasionally up to 50 pounds.
    • Able to use hands to manipulate tools and objects or control equipment; adequate vision; stamina and dexterity.
    • Able to move about the property to perform assigned tasks, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling in various weather conditions.
