Overview

We are seeking a highly organized, detail-oriented Asset Manager to support the Director of Asset Management in overseeing a growing portfolio of flex-industrial properties across the Southeast. This role will provide critical support across leasing, property management, financial reporting, onboarding of new acquisitions, insurance administration, and disposition of existing assets. The ideal candidate has strong analytical skills, excellent communication abilities, and a proactive mindset with an interest in commercial real estate operations.

Key Responsibilities

I. Acquisition & Onboarding Support - Assist the Director of Asset Management in the transition and onboarding of newly acquired properties.

A. Reporting & Document Creation

  • Create and maintain an initial Leasing Prospect Report during onboarding, including:
  • Rent roll development and Lease verification
  • Underwriting assumptions (rental rates, TIs, leasing assumptions, OpEx, etc.)
  • Identifying upcoming expirations and renewal opportunities
  • Build or update property-level Rent Rolls to ensure accuracy and alignment across internal systems.
  • Prepare or update Lease Templates for use by leasing brokers and internal teams.

B. Coordination & Information Gathering

  • Assist in coordinating initial capex timelines
    , scopes of work, and memos for property managers, contractors, and/or investors.
  • Compile and distribute property and tenant information to:
  • Property management teams
  • Leasing brokers
  • Insurance providers and other stakeholders
  • Support due diligence efforts by organizing documents, tracking deliverables, and reviewing operational data from sellers.
II. Leasing Support

Support the Director of Asset Management and leasing teams in driving occupancy and executing new leases, amendments, and renewals.

  • Draft, redline, and prepare LOIs, leases, lease amendments, renewals, and extensions for review.
  • Track lease negotiations, manage version control, and organize communication with brokers and stakeholders.
  • Maintain updated leasing pipeline reports, monitor lease and property marketing, and leasing milestones.
  • Assist in gathering market comps, tenant information, and data needed for leasing strategy.
III. Property Management Coordination

Ensure property management teams have the information and resources required to operate assets efficiently.

A. Property Management Support

  • Serve as a liaison between the Director of Asset Management and property managers across multiple markets.
  • Assist in tracking and reviewing:
  • Work orders and maintenance requests
  • Vendor contracts and proposals
  • Property inspections and site-visit reports
  • Monitor property performance KPIs (occupancy, collections, OpEx variances, etc.) and ensure timely issue resolution.
  • Consolidate and review monthly property management reports before submitting to the Director of Asset Management.
  • Assist the Director of Asset Management with self-managing a growing number of local properties, including tracking tenant requests, property repairs, etc.

B. Capex & Project Oversight

  • Maintain capex tracking logs, budgets, and timelines.
  • Coordinate PM teams on bid requests, scope clarification, and project documentation.
  • Help ensure that projects align with asset-level business plans.
IV. Insurance Administration
  • Assist with property-level insurance renewals, COI collection, and compliance tracking.
  • Coordinate with stakeholders to gather property data, loss runs, valuations, and other required information.
  • Monitor insurance requirements within leases and ensure tenants remain compliant.
  • Track claims, maintain correspondence, and support follow-up with carriers or adjusters as needed.
Skills & Qualifications
  • Bachelor’s degree in Business, Finance, Real Estate, or related field preferred.
  • 1–3 years of experience in commercial real estate, asset management, leasing, property management, or related roles (flex-industrial experience a plus).
  • Strong analytical and organizational skills with high attention to detail.
  • Excellent written and verbal communication abilities.
  • Proficiency in Excel, Word, and property management or CRM systems (Yardi, MRI, Apto, etc. helpful).
  • Ability to manage multiple projects, meet deadlines, and work both independently and collaboratively.
  • Proactive problem-solver with a willingness to learn and grow within the organization.
