Building Systems Specialist/Facilities Assessor

RoleFEA is seeking an experienced Building Systems Specialist and Facilities Assessor with 5 or more years of professional experience in building systems evaluation, facility condition assessments, and asset inventory development. This individual will support clients nationwide by performing on‑site visual assessments of mechanical, electrical, and plumbing systems while coordinating directly with client staff to ensure clear communication and safe, efficient field execution.
The role involves completing detailed equipment inventories, tagging assets with barcode or QR code identifiers, and using FEA’s proprietary software to collect data and support report development. This position also requires producing technically accurate, well‑written draft deliverables consistent with FEA report standards, allowing time for peer and project manager review, and incorporating edits to meet expected quality. The specialist will maintain awareness of schedule, level of effort, and project costs to support project profitability and successful delivery.
Key Responsibilities:
- Perform independent, on‑site visual assessments of building systems, including mechanical, electrical, and plumbing, in support of facility condition assessments and asset management engagements.
- Coordinate site access, escorts, safety requirements, and daily field logistics with client staff to keep work moving safely and efficiently.
- Develop detailed inventories of building systems and equipment, capturing information such as manufacturer, model, capacity, age (when available), and serial number.
- Apply barcode or QR code asset tags per project standards and confirm tags align with the inventory record.
- Collect field data using FEA’s proprietary tools, including photos and notes, and ensure information is complete, accurate, and consistent.
- Draft clear, technically accurate narrative and findings in FEA report formats, then incorporate peer and project manager edits to meet quality expectations.
- Track progress against scope, schedule, and level of effort, and flag issues early to support on‑time delivery and project profitability.
- Five or more years of experience completing building systems evaluations and or facility condition assessments, with the ability to work independently in the field and document findings clearly.
- Experience supporting asset management or facility management programs, preferably in parks and recreation or state and local government environments with diverse building types and operational constraints.
- Working knowledge of construction materials and products, common building components, typical deterioration mechanisms, and practical repair or restoration approaches.
- Familiarity with Facility Condition Assessment methodology and classification standards such as ASTM Uni Format II, including how findings translate into actionable renewal and capital planning recommendations.
- Bachelor’s degree in a related field preferred but not required when experience demonstrates strong technical competency and field performance.

- Sound judgment in the field, including safety awareness and the ability to handle unexpected site constraints.
- Proficiency in Microsoft Excel, Word, and related tools for organizing data, reviewing outputs, and supporting report development.
- Ability to work independently while staying aligned with project managers and internal team standards.
- Willingness to travel as required.
- Prior experience performing facility condition assessments, asset inventories, or similar field‑based evaluations.
- Familiarity with FCA methodology and classification systems such as ASTM Uni Format II.
- Experience working with CMMS or IWMS platforms and understanding how field inventories translate into asset management records.
- Comfort working in active facilities environments such as maintenance shops, laboratories, public buildings, and campus settings.
- Ability to produce clean, client‑ready deliverables with minimal rework.
