Block Manager

Overview

OPR are looking for an excellent Block Manager in Exeter to take ownership of a portfolio in the local area. This is a fantastic opportunity for a Block Manager to join a progressive and ambitious managing agent in Exeter, managing a well-maintained portfolio of 20 blocks. This setup focuses on quality service and building real relationships with clients and residents. If you are a residential property manager who is ready to step into block, or an experienced block manager looking for the next step, this role is perfect – offering hands-on experience without the stress of unmanageable volumes.

The role will include:

• Collecting and managing service charges and ground rent
• Coordinating contractors for maintenance, repairs, and improvements
• Handling insurance renewals and compliance matters
• Carrying out regular site inspections
• Managing Section 20 consultations for major works
• Chairing AGMs
• Ensuring compliance with health and safety and fire regulations

• £28,000 – £34,000 salary DOE
• Monday to Friday, 9:00 – 5:00
• Industry qualification sponsor ships
• Generous holiday allowance, pension scheme, and wellbeing support
• Company events and a friendly, social team culture

• 2+ years minimum property management experience (required)
• Comfortable in a small team and able to take initiative
• Strong admin and organizational skills – hands-on and proactive
• Strong organisational and customer service skills
• Driving license not required
