About the Job:

Spring Valley Apartments is seeking a reliable and skilled Lead Maintenance Technician to join our team. This position is responsible for supporting the overall maintenance operations of the property, including preventative, corrective, emergency, and cosmetic repairs, as well as preparing units for new residents. The ideal candidate will be detail-oriented, proactive, and committed to providing excellent service to both residents and the community.

Key Responsibilities:

• Assist in completing work orders, make-readies, and preventative maintenance in a timely manner.
• Perform general property maintenance, including:
  • Basic plumbing and electrical repairs (non-licensed level).
  • Appliance installation and troubleshooting.
  • Drywall repair, carpentry, painting, and hardware replacement.
  • Pool care and pest control (if performed in-house).
• Support the team in identifying and resolving safety hazards around the property.
• Help maintain accurate records of maintenance requests and completed work.
• Provide excellent customer service when interacting with residents and vendors.
• Participate in the on-call rotation for after-hours maintenance emergencies.
• Assist in coordinating outside contractors and vendors as needed.
• Adhere to all company safety standards and procedures.

Qualifications:

• Education: High School Diploma or equivalent preferred.
• Experience: At least 2 years of apartment, property, or related maintenance experience.
• Certifications:
  • HVAC certification required. (Optional)
  • EPA certification for Freon handling required.
  • Pool/spa and pest control certification (if performed in-house). CPO
• Skills:
  • Proficiency with general maintenance tools and equipment.
  • Strong communication and customer service skills.
  • Ability to read and write in English; bilingual a plus.
  • Must have a valid driver's license, auto insurance, and reliable transportation.
  • Must have a working smartphone with data plan for company apps.

Physical Requirements:

• Ability to lift up to 50 lbs. and perform physically demanding tasks.
• Comfortable working at heights over 8 feet (e.g., roofs, ladders).
• Ability to work in confined spaces (attics, crawl spaces).
