About this role

The Maintenance Supervisor supervises and coordinates activities of all phases of the physical maintenance of an income producing multi-family property. This includes but is not limited to the general maintenance of the property, daily cleaning of all common areas, completing all interior paints upon turnover of units, supervision of maintenance staff members (when applicable), prioritizing and assigning work schedules, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.

What you’ll do – Includes but are not limited to
  • Direct all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance.
  • Prepare or assist in preparing all market-ready apartments in regard to painting, carpet cleaning, general repairs, housekeeping, etc. within 3 to 5 days after they have been vacated.
  • Perform various preventative maintenance functions and record findings in the maintenance log.
  • Maintain accurate inventory control of tools, equipment and supplies. All team members are required to use the personal protective equipment as assigned and instructed, including back belts, goggles, dust masks, hard hats and gloves.
  • Ensure that all team members carry back belts, goggles and gloves at all times during work hours. Dust masks and hard hats must be readily available.
  • Assist in performing apartment move-in and move-out inspections as directed by Site Management.
  • Ensure that maintenance requests are handled quickly, efficiently and effectively and are completed within 24 hours. If parts must be ordered, causing a delay, the incumbent notifies Site Management and informs residents.
  • Adhere to company monthly preventive maintenance directives, including but not limited to lighting, fire safety, pool/spa, life/safety hazards, and signage checks.
  • Know the locations of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts, and maintain a posted map for all employees.
  • Control expenses and purchases and secure approval from the Community Manager for all expenditures.
  • Ensure that residents are provided with a clean, safe, well-maintained community by completing regular community inspections.
  • Respond to resident service requests and concerns in a timely manner.
  • Perform on‑call emergency service as required.
  • Assist the Maintenance Director and/or Property Manager on special maintenance projects as necessary.
  • Perform appliance, electrical, HVAC, plumbing, pool, custodial, and carpentry work as necessary.
  • Ensure exterior curb appeal of the community; maintain cleanliness of grounds, laundry room, daily pool/spa maintenance, recreation room, rental office, restrooms, and common areas.
  • Perform requisite pool/spa maintenance and ensure good appearance and healthy, cost‑effective operation.
  • Work with general maintenance staff in maintaining grounds and common areas and removing trash and debris.
  • Monitor the maintenance and upkeep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, etc.
  • Adhere to Sunrise Management's Injury and Illness Prevention Policy and Asbestos and Hazardous Materials Policy. Maintain records and Material Safety Data Sheets on all hazardous materials and ensure employees are familiar with precautions before use.
  • As team leader, be responsible for training and supervision of community maintenance staff. Involve the Property Manager in hiring, interviews, training, and performance reviews of maintenance staff.
  • Consult with Site Management to coordinate activities of management and maintenance departments.
  • Recommend measures to improve operations, performance, safety and quality of service.
  • Suggest changes in working conditions and equipment use to increase efficiency of the shop, department, or work crew.
