The Role

As a Maintenance Technician, you will create an environment where people will want to live. You will maintain the property to ensure good working order and pleasant curb appeal while providing excellent customer service to your residents.

The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Responsibilities

Qualifications
  • 2 years of multifamily maintenance experience is highly desired.
  • Hands-on maintenance skills, including plumbing, electrical, carpentry, HVAC, appliances, pools, etc.
  • EPA Type II or Universal certification is highly desired; CPO is a plus.
  • Availability to be on-call to address emergencies.
  • Reliable transportation.
  • A positive attitude and the desire to learn and develop your skills.
  • Superior customer service and verbal communication skills.
  • Able to work independently and as part of a team.
  • Basic computer knowledge (Windows Word, Excel), internet, and e-mail.
Key Accountabilities

Customer Service and Maintenance

  • Provide exceptional customer service with every interaction and deliver high-quality maintenance service.
  • Complete assigned work orders from resident requests and perform preventative maintenance; diagnose causes, repair according to policies, safety standards, and code requirements.
  • Complete the “make-ready” process to prepare vacant apartments for leasing, including pre-move-out inspections, creating a punch list, scheduling vendors, obtaining supplies, and inspecting completed work.
  • Assist in maintaining grounds, common areas, and amenities: clean, pressure-wash, paint curbs and signage as needed.
  • Support cost-cutting and expense control by repairing rather than replacing when possible and by using tools and materials efficiently. Conduct routine property inspections to identify safety and risk concerns and communicate needs to management.
  • Follow procedures for obtaining materials, tracking inventory, returning unused items, and notifying the maintenance supervisor about re-ordering needs.

Adherence to Property Management Rules, Regulations, and Guidelines

  • Practice proper safety techniques and report malfunctions, injuries, or safety issues to the appropriate person(s).
  • Comply with safety and risk-management policies by attending safety meetings and completing required training; report accidents promptly and accurately.
  • Follow policies and procedures to ensure regulatory compliance and operational processes related to areas of responsibility.
  • Conduct business in accordance with company policies, Fair Housing, Americans with Disabilities Act, and all laws pertaining to the apartment industry.

Physical Demands & Working Conditions

  • Essential staff with expected reporting to work and adherence to safety and business protocols.
