Property Manager – Section 8 Multifamily (Los Angeles)
Base Salary: $100,000–$125,000 + Performance Bonus

About the CompanyWe are a vertically integrated real estate investment and management firm with a portfolio of approximately 80 multifamily properties across Los Angeles, primarily serving Section 8 and affordable housing communities. Our mission is to operate high-quality housing while creating long-term value for residents, investors, and team members. We use App Folio as our property management platform and are building a best-in-class operations team with a strong emphasis on compliance, efficiency, and growth.
TheOpportunity
We are seeking an experienced Property Manager with deep Section 8 / HCV expertise to oversee a growing multifamily portfolio in Los Angeles. This is a high-impact role with direct ownership exposure and a clear path to becoming Head of Property Management as the company continues to scale.
This role is ideal for someone who thrives in affordable housing, understands LA-specific regulations, and wants to grow into a leadership role with equity participation and carried interest.
Key ResponsibilitiesProperty & Operations Management
- Oversee daily operations of a Section 8–focused multifamily portfolio
- Ensure properties meet HUD, HACLA, and local housing authority compliance
- Coordinate leasing, renewals, rent increases, and recertifications
- Maintain strong relationships with housing authorities and inspectors
- Manage unit turns, maintenance workflows, and capital improvements
- Conduct regular property inspections and performance reviews
- Prepare and manage operating budgets
- Monitor rent collections, delinquencies, and subsidy payments
- Review financial statements, variance reports, and KPIs
- Optimize NOI through operational efficiencies and cost controls
- Supervise onsite managers, leasing agents, and maintenance teams
- Set performance expectations and provide coaching and accountability
- Help build scalable systems and SOPs as the portfolio grows
- Use App Folio for leasing, accounting, maintenance, and reporting
- Improve workflows and reporting accuracy within App Folio
- Support portfolio-wide standardization and process improvements
- Work closely with ownership on portfolio strategy
- Participate in acquisition onboarding and stabilization
- Contribute to long-term asset management and value-add initiatives
- Position yourself to assume Head of Property Management responsibilities
- 5+ years of multifamily property management experience
- Strong Section 8 / Housing Choice Voucher experience required
- Deep knowledge of Los Angeles housing regulations
- Experience managing multiple properties or large portfolios
- Proficiency with App Folio
- Strong financial acumen and budgeting skills
- Excellent communication, organization, and leadership abilities
- California Property Management or Real Estate credentials a plus
- $100,000–$125,000 base salary, depending on experience
