What you will do

  • Lead project teams to deliver successful outcomes on assigned projects with focus on customer satisfaction, on‑time completion, within budget, within scope.
  • Write and manage subcontracts and vendor purchase orders to ensure compliance with upstream contract requirements.
  • Develop and manage project schedule.
  • Determine resource levels to attain schedule milestones and monitor workforce levels to ensure conformance with the construction plan.
  • Manage timely billing and collections.
  • Accurately forecast cost of projects month to month and drive the work to meet or exceed forecasts.
  • Control change/scope creep, ensuring that all scope changes are quickly and properly documented and that change orders are approved prior to the performance of work. Implement the site safety and security procedures and project work rules and play an active role in the development of the safety program.
  • Develop and maintain customer and subcontractor relationships.
  • Conduct meetings with customers, lead and participate in subcontractor and project team meetings.
  • Work actively with local contracting communities, industry organizations, and networks with local subcontractors.
  • Maintain high customer satisfaction.
  • Work under general supervision and in conjunction with Project Delivery Manager.
How you will do it
  • Perform cost estimating, project scheduling and construction management of assigned projects.
  • Understand project scope and customer expectations by utilizing resource planning techniques to gain high productivity from team members.
  • Plan, develop project schedules, control project activities, and execute according to plan for assigned projects.
  • Oversee project construction for compliance with specifications, local codes and construction techniques.
  • Review design scope and approach with regard to constructability and submit recommendations for change. Actively pursue additional work through change orders.
  • Review and interpret contract terms and conditions. Escalate issues and concerns to Project Delivery Manager and/or Project Delivery Director.
  • Monitor productivity and cost and recommend changes in order to mitigate problems and maintain maximum labor, productivity and cost effectiveness. Report project status to ensure profitability goals and management of cash/cost/billing.
  • Relate and anticipate customer needs. Provide clear communications to customer and team. Attend job progress meetings as required. Ensure subcontractors understand expectations of the project.
  • Oversee site safety and security. Safe execution of field construction activities in conformance with the engineering package and project budget & schedule.
  • Ensure project document controls are in compliance with contract requirements and JCI standards.
  • Assist in the evaluation of contractual scope of work and the impact of client issued bulletins, field directives and/or scheduling changes. Perform associated cost estimates and prepare proposals as directed.
  • Coordinate customer‑training requirements.
  • Assist Project Delivery Manager and/or Sales in Project Development as required. As a member of the Project Delivery Team, responsible when assigned to review and correct project schedules, procurement strategy and project execution costs.
  • Able to travel based on assigned projects, as projects may exist outside of assigned geography.
  • Develop and adhere to a Project Execution Plan for each assigned project. Establish customer touch points throughout the life cycle of projects to gain feedback on customer satisfaction. Provide leadership by demonstrating focus on exceeding customers’ expectations.
  • Effectively communicate the status of assigned projects to Area Leadership as required and provide detailed monthly forecasts of planned work for the duration of assigned projects. Work with the Project Delivery Manager to tie planned work to an accurate cost forecasts. Goal is to achieve +/-10% of forecasted work on a cost basis.
  • Foster and maintain good working relationships with subcontractors, JCI team, and other vendor partners.
What we look for

Required

  • Bachelor's Degree in Project/Construction Management OR equivalent work experience. Minimum 6 years Project Management
