Grounds Maintenance Technician

Smartland, a Cleveland-based owner and operator of apartment communities and single-family rentals, is hiring a Grounds Maintenance Technician to help keep our properties clean, safe, and welcoming. This role is ideal for someone who enjoys hands-on work, being outdoors, and seeing the immediate results of their efforts. Your work will directly impact curb appeal, safety, and resident satisfaction.

• Monday–Friday, full-time
• Early mornings and occasional weekends during snow events
• Travel between nearby Cleveland-area properties
• Mileage reimbursement available when using your own vehicle (if applicable)

• Maintain clean, safe, and well-kept grounds across apartment communities
• Remove trash, debris, and clutter from common areas and outdoor spaces
• Keep walkways, parking lots, lawns, and shared areas presentable
• Assist with moving appliances, furniture, materials, and supplies as needed
• Perform seasonal work including snow removal, ice management, and salting
• Operate and maintain groundskeeping equipment (mowers, blowers, trimmers, shovels, etc.)
• Identify and report safety hazards, property damage, or maintenance concerns
• Support maintenance teams with general labor and daily tasks
• Follow all company safety procedures and maintain organized work habits

• Dependable, punctual, and consistent attendance
• Strong work ethic and ability to work independently
• Professional and respectful when interacting with residents and staff
• Ability to lift 50–75 lbs and perform outdoor labor in all weather conditions
• Valid Ohio driver’s license and clean driving record
• Reliable transportation between assigned properties
• Ability to follow instructions, complete checklists, and meet standards

• Landscaping or groundskeeping experience
• Attention to detail and pride in maintaining clean, attractive communities
• Good communication and teamwork skills
• Flexibility to adapt to changing priorities
• Ability to spot issues early and report them promptly
