Job Overview:
As a Facilities and Grounds Manager, the primary responsibility is the overall maintenance supervision over all Association buildings, including mechanical and electrical systems, utilities, structure, pavements, masonry, concrete, signage, security, fire prevention, and interior/exterior appurtenances. They will ensure that all support and service is conducted in a manner consistent with the goals and objectives of management and the association. This person will make recommendations on repairs, replacement maintenance, and implement preventive maintenance as established by Company procedures and guidelines.

• Supervise onsite maintenance personnel
• Manage service agreements
• Maintain a safe and secure environment
• Supervise, train, and direct maintenance staff through work orders
• Plan, monitor, and appraise job results; coach, counsel, and discipline employees
• Assess repair needs and estimated time for repairs (evaluate problems to determine whether professional assistance or further instruction is needed)
• Monitor the functions of service contractors and building repair and maintenance contractors
• Inventory and acquire maintenance supplies
• Maintain disaster preparedness by identifying potential problems, developing response plans, and managing crises
• Be on call for emergencies and projects as assigned by the property manager
• Schedule and assign work responsibilities to employees to meet requirements
• Request materials, tools, and supplies needed for a job
• Develop and maintain a resource management plan outlining short-term and long-term requirements for repair & maintenance, capital replacement, and capital requirements
• Maintain all fire protection and security systems, including required maintenance, inspections, and documentation
• Inspect all emergency equipment to ensure compliance
• Record and evaluate preventive maintenance activities and programs
• Oversee construction, installation, and preventative maintenance of equipment
• Observe/evaluate corrective maintenance or repair on equipment
• Orient and train employees to perform maintenance activities and tasks
• Ensure a highly efficient safety program, with emphasis on awareness, discipline, and compliance. Overall safety program to conform with OSHA standards, applicable building safety manual, and other safety venues as deemed appropriate
• Perform performance evaluations for all direct reports
• Supervise all administration related to facility maintenance, including preparation of budgets, work schedules, goals and objectives, and purchase/requisition documents; provide related management information products as requested
• Record and report all unusual and irregular conditions to the Community Manager
• Maintain cordial, professional manner in dealing with residents, contractors, Management, etc.
• Ensure all equipment, supplies, and materials are in functional working condition in a neat and orderly manner
• All other duties as directed by the Board of Directors/Trustees or Management

• Capable of working extended hours, including evenings, weekends, and holidays as necessary
• Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed
• Must be able to speak English clearly to communicate with people of various education levels and capabilities
• Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects weighing up to 50 to 100 lbs; may include climbing stairs
• Work indoors in a controlled climate and lighting as well as outdoors with variable climate and lighting
• Must be able to interact with all types of individuals, be mentally alert, detail-oriented, and possess good reasoning skills
• Must be able to work in small and confined spaces for extended periods
• Must have finger dexterity for typing/using a keyboard

• Minimum of 5 years of experience in management of a maintenance department or facility
• Knowledge of electrical, plumbing, mechanical, and carpentry trades. Must be able to operate tools and equipment related to facility maintenance
• Knowledgeable in the use of Microsoft Outlook, Word, Excel, and Power Point
• Highly effective interpersonal skills and experience with managing staff and outside contractors
• Strong customer service, communication, and interpersonal skills
• Contract and project management experience

As a full-time exempt associate, you will be eligible for comprehensive benefits, including multiple medical plans, dental, vision, and other benefits. $20.00-$23.00/hourly
