Full-Time – 40 hours

Hall Keen Management is looking for an experienced, full‑time Maintenance Director to join our dynamic maintenance team. The property consists of 250 apartments and is located in East Providence, RI.

• Manage staff and handle all responsibilities associated with the maintenance of this property.
• Process daily work requests from residents and office staff.
• Oversee apartment turnover for occupancy.
• Maintain or replace appliances, fixtures, switches, and other in‑apartment equipment.
• Coordinate with contractors as necessary.
• Provide corrective and preventive maintenance.
• Inspect apartments, buildings, and grounds as needed.
• Replace/maintain smoke detectors, circuit breakers, outlets.
• Paint apartments, replace window screens and glass.
• Perform cosmetic repairs within apartments and common areas.
• Handle snow removal and inventory tasks.
• Collaborate with Property Manager on maintenance budgeting.
• Bidding on projects as needed.
• Participate in on‑call emergency rotations after hours and weekends.
• Perform other duties as they arise.

• 3–5 years of property maintenance experience.
• Preferred experience supervising staff.
• Strong organizational and communication skills.
• Ability to multi‑task and take ownership of maintenance responsibilities.
• Results‑driven with ability to work within a budget.
• Knowledge of current safety practices and regulations (OSHA), grounds maintenance, plumbing, heating and electrical systems.
• Basic computer knowledge.
