AssistantCommunity Manager
The Assistant Community Manager oversees day‑to‑day operations and financial functions of the housing community under the supervision of the Community Manager. The role is responsible for delinquency, rent collection, financial management, and supervising all aspects of operations, including personnel, leasing, maintenance, administration, risk management, and compliance.
Essential Duties & Responsibilities- Post all payments and income accurately, timely, and efficiently.
- Process and reconcile daily account receivables.
- Monitor bad debt, prepare late notices, contact residents/guarantors, and file evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident accounts, including billbacks of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate and organized records; audit resident files for accuracy.
- Walk units and post move‑out charges, statements, and security deposit refunds.
- Regular daily onsite attendance required.
- Screen, hire, train, coach, and develop onsite staff.
- Ensure staff compliance with company policies and procedures.
- Promote harmony and quality job performance through leadership.
- Implement leasing techniques to ensure lease closures and accurate documentation.
- Execute marketing strategies and resident retention programs.
- Deal with resident complaints to ensure satisfaction.
- Effectively show, lease, and move in prospective residents.
- Manage excellent customer service and monitor maintenance service‑request turnaround.
- Maintain property appearance and ensure timely repairs.
- Assist in supervising all business functions related to operations.
- Plan and utilize property resources, equipment, and supplies economically.
- High School Diploma or equivalent;
Bachelor’s degree preferred or two years of housing‑industry experience; or one‑to‑two years of related experience or training. - Ability to understand and perform all onsite software functions; basic computer skills required.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Stationary or mobile tasks, prolonged standing or sitting, repetitive motions.
- Move about to accomplish tasks, including ladders, stairs, scaffolding, and confined spaces.
- Operate machinery or power tools, lift and move objects up to 25 lbs, work overtime, weekends, night hours, and in extreme temperatures.
Salary Range
: $30 per hour to $36 per hour
At Asset Living, compensation is based on skill set, background, training, certifications, and other factors.
