The Facilities Maintenance Technician at Inventure Real Estate is a hands‑on role responsible for day‑to‑day building maintenance, upkeep, and general repairs across the company’s commercial real estate portfolio in the Minneapolis/Twin Cities market. This position handles a wide range of tasks including minor repairs, common area upkeep, trash and grounds management, and building appearance while also supporting the HVAC & Facilities Technician on preventative maintenance tasks when needed.

The Facilities Maintenance Technician reports to the Senior Facilities Engineer and is a key part of delivering a clean, safe, and well‑maintained experience for tenants and visitors across assigned buildings.

  • HVAC filter changes and basic PM assists are completed on schedule alongside the HVAC & Facilities Technician without prompting.
  • Tenant interactions are professional and service‑oriented while the tenants feel heard and trust the maintenance team.
  • The job site is always left cleaner than it was found; every visit, every time.
OBJECTIVES
  • General Building Maintenance: Perform minor repairs across assigned buildings including door hardware, hinges, closers, light fixture replacements, ceiling tile repairs, drywall patching, caulking, painting touch‑ups, and restroom fixture repairs.
  • Building Appearance & Upkeep: Conduct daily or scheduled rounds of common areas, lobbies, restrooms, stairwells, and exterior entrances to maintain cleanliness, identify maintenance needs, and ensure buildings meet Inventure’s appearance standards.
  • Trash & Recycling: Manage trash and recycling collection from common areas, tenant suites (as applicable), and exterior receptacles on scheduled rounds; coordinate dumpster and disposal logistics.
  • Grounds Support: Perform light exterior maintenance tasks including litter pickup, entrance upkeep, sidewalk sweeping, and snow/ice management at entrances as directed.
  • HVAC Support Assistance: Assist the HVAC & Facilities Technician with filter changes, equipment access, parts delivery, and other PM support tasks; complete basic HVAC‑adjacent work orders under direction when qualified.
  • Work Order Completion: Receive, complete, and close assigned work orders in the CMMS with accurate notes, time, and any parts or materials used; flag items beyond scope for escalation to the Senior Facilities Engineer.
  • Vendor Access & Support: Provide building access and escort to vendors and contractors as directed; ensure vendor work areas are prepped and cleaned following visits.
  • Safety & Compliance Support: Follow all safety protocols including PPE usage and safe work practices; assist with scheduled safety‑related tasks such as exit sign checks, fire extinguisher inspections, and exterior lighting audits.
  • Tenant Communication: Interact professionally with tenants regarding maintenance access, timelines, and service delivery; represent Inventure’s commitment to a quality tenant experience in every building interaction.
