GENERAL DESCRIPTION:
The purpose of this position is to conduct preventative and corrective maintenance of the HVAC/mechanical/electrical systems. Assists with installations and upgrades of equipment. Monitors and troubleshoots connections,equipment, and outages.
This class works under general supervision, independently developing work methods and sequences.
DUTIES AND RESPONSIBILITIES:
The functions listed below are those that represent the majority of the time spent working in this position. Management may assign additional functions related to the type of work of the position as necessary.
- Manages the daily activities of projects occurring at the facility assigned, coordinate/and communicate with his supervisor or project manager as needed.
- Performs preventive maintenance on HVAC systems, repair if needed.
- Manage, operate and troubleshoot building automation systems (BAS).
- Reports any deficiencies, repair/replace or maintain motors and associated components serving AHUs.
- Maintains, adjusts and repairs pumps associated with the HVAC system, components, thermostats, controls and electrical systems.
- Adjusts systems, monitor system health, reset fails and other issues as pertains to the HVAC systems.
- Maintains a stock of needed items to efficiently maintain and repair systems.
- Obtains quotes, order material and equipment when needed, discuss purchases with supervisor.
- Write contracts scope of services, get pricing for parts and materials, and monitor contractor’s performance.
- Performs related work as assigned.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Thorough knowledge of the methods, materials, equipment, tools and techniques of mechanical equipment and computerized control repairs.
- Thorough knowledge of the hazards and safety precautions associated with equipment maintenance work.
- Thorough knowledge of the operations and programming of building automation systems (BAS)
- Ability to diagnose and repair heating, ventilation, and air conditioning systems.
- General knowledge of basic electricity and working knowledge of electronics.
- Ability to read blueprints, technical and operational manuals.
- Ability to read, understand and carry out detailed oral and written instructions.
- Ability to lift materials up to fifty (50) to one hundred (100) pounds.
- Ability to communicate effectively with co-workers, county employees and the public.
MINIMUM EDUCATION AND EXPERIENCE REQUIREMENTS:
- High School Graduation or GED equivalent and HVAC technical training.
- Four (4) years of experience in maintenance troubleshooting and repair, electrical controls, machine maintenance, preventative maintenance practices or related experience or an equivalent combination of education, training, and experience.
PHYSICAL DEMANDS:
Physical demands refer to the requirements for physical exertion and coordination of limb and body movement.
- Performs medium to heavy work that involves walking, standing, stooping, lifting, digging, pushing and raising objects and also involves exerting between 20 to 50 pounds of force on a regular and recurring basis and 50 to 100 pounds of force on an occasional basis.
