The Role

We are seeking an experienced and proactive Commercial Project Manager to join our team inthe Triangle area. The ideal candidate will have specialized experience in Corporate Interiors, Life Sciences, Healthcare, and Industrial/Manufacturing projects.

This role requires someone who can hitthe ground running, take ownership of projects from start tofinish, and excel in a fast-paced commercial construction environment.

As a Project Managerat Gateway Building Company, you will serve as the primary point of contact for clients and trade partners, overseeing all aspects of a project from preconstruction throughcompletion and warranty management. The ideal candidate willhave a strong background in commercial construction, exceptionalproblem-solving skills, and a hands-on, solution-driven approach.

What You’ll Do

• Oversee projects frompreconstruction to closeout, serving as the primary client and trade partner contact.
• Lead the detailed estimating process, providing accurate conceptual and detailed estimates at eachproject phase.
• Partner with clients and design teams to value engineer and deliver projects that align with budget goals.
• Develop and manage budgets,estimates, schedules, and contracts to ensure on-time, within-budgetdelivery.
• Lead and coordinate project teams,subcontractors, and stakeholders to align with project goals.
• Ensure quality control,compliance, and risk management throughout all project phases.
• Maintain clear communication and documentation for project tracking and reporting.
• Ensure strict compliance with healthcare and life science construction requirements (ASHRAE, GMPguidelines, etc.)

What You Bring

• 5+years of commercial project management experience, specifically incorporate interiors, healthcare, life sciences, ortechnology/manufacturing.
• Proven ability to manage projects up to $10M efficiently.
• Strong foundation in field operations, preconstruction, and estimating, including atrack record of budget development from schematic design toGMP, Lump Sum contracts, and other AIA contract structures.
• Deep understanding of commercial contracts
  , with the ability to prepare, negotiate, andmanage contract terms effectively
  .
• Experience with fast-track andoccupied space construction is highly preferred.
• Abilityto start quickly, adapt to changing priorities, and lead teams in afast-paced environment
  .
• Experience in budget management, scheduling, and risk assessment
  .
• Proficiency in Procore, Microsoft Project, and construction management software
  .
• Strong leadership skills, with excellent communication and problem-solving abilities
  .
• Highly organized and detail-oriented, with a proactive, solution-driven mindset.
