Senior Quantity Surveyor – Modular Building

We’re recruiting on behalf of a leading modular construction contractor based in Northern Ireland, known for delivering high-specification buildings across the education, healthcare, and commercial sectors. With a robust project pipeline in both the UK and ROI, they have a proven track record in delivering off-site solutions on time and to budget.

Due to sustained growth, they are now seeking a Senior Quantity Surveyor to join their commercial team. This is an excellent opportunity for an experienced QS to step into a senior role with oversight of major modular projects and long‑term career progression.

• Manage all commercial aspects of projects from pre‑construction to final account.
• Prepare accurate valuations, cost plans, cash flow forecasts, and monthly reports.
• Lead subcontractor procurement, tendering, and contract administration.
• Attend site visits (average of 1‑2 per month) and liaise with delivery teams.
• Ensure contract compliance and manage risk through proactive cost control.
• Report directly to the Commercial Director and manage junior QS support.

• Degree‑qualified Quantity Surveyor (BSc or equivalent).
• 5+ years’ experience in a main contracting environment.
• Strong working knowledge of NEC and JCT contracts.
• Experience in modular/off‑site projects preferred but not essential.
• Proven ability to manage multiple live projects across the UK.
