Construction Project Manager - Multi-Family (Contract)

Duluth, MN | Contract | 9-12 Month Assignment | $40-$55 / hour

Konik is partnering with a growing general contractor to add a Senior Construction Project Manager for an on-site, multi-family project in Duluth, MN. This is a highly visible role leading the construction of a 2-3 story apartment community, requiring a polished, autonomous PM who can confidently manage day-to-day operations and represent the company with ownership-level professionalism.

This position is 100% onsite and requires someone local to the greater Duluth, MN area who can start within 30 days or less.

This is an ideal opportunity for a seasoned PM who thrives in a hands-on, field-driven environment and enjoys running a project independently from start to finish.

Construction Project Manager Highlights

• Lead a 9-12 month multi-family construction project from mobilization through closeout
• Senior-level role with full ownership of schedule, budget, and execution
• On-site, high-visibility position working directly with leadership and trade partners
• Contract engagement with potential conversion to full-time for candidates open to relocating to the Twin Cities after project completion

Construction Project Manager Responsibilities

• Serve as the on-site leader for a 2-3 level apartment building project
• Manage all phases of construction: planning, execution, and closeout
• Drive project schedules, subcontractor coordination, and daily site activity while maintaining tight control of budgets, change orders, and cost forecasting
• Lead jobsite meetings and coordinate with ownership, inspectors, and consultants, and ensure work is executed safely, on schedule, and to quality standards
• Provide clear, professional communication with internal leadership and external partners
• Resolve field issues quickly with sound judgment and minimal oversight

Construction Project Manager Qualifications

• 5+ years of construction project management experience. Strong background in multi-family and/or light commercial construction highly preferred.
• Proven ability to run projects autonomously with minimal direction
• Highly polished communicator able to interface confidently with ownership, clients, and inspectors
• Comfortable leading field teams and subcontractors in a fast-paced environment
• Must be local to the Duluth area and available for daily onsite presence
• Ability to start within 30 days or less strongly preferred

Technical Skills

• Experience with Procore, Buildertrend, or similar CM platforms
• Proficient in Bluebeam, Plan Grid, or equivalent
• Solid working knowledge of Microsoft Project, Excel, and Word
