As a Senior Investments Associate at QTS, you will be responsible for helping administrate investment opportunities, real estate development progress, business development, leasing, and administrative support to Investments leadership. The role requires keen skills in the areas of real estate, financial modeling, and technology, along with the ability to lead through influence and communicate with the executive team and Blackstone partners.
WhatYou Will Do
- Lead calls and meetings with key internal and external constituents as well as partner with business leaders to ensure clear communication and understanding of key financial drivers and risk metrics of investments.
- Create financial models to evaluate company, asset, and land acquisitions; capital markets activities; leasing transactions; and capital recycling.
- Research and report on various markets and assets on specific assignments, while continuing to expand market knowledge to facilitate in the identification and creation of a business plan for new sites.
- Analyze and interpret property level information including historical operating statements, budgets, CAM reconciliations, leases, loan agreements, etc.
- Prepare investment materials such as business plans, investment memorandums, presentations, and committee materials to present to QTS Leadership and Board to drive key land investment, development, leasing, and financing decisions with respect to QTS’s current and future assets.
- Systematically track, compile, and interpret various sources of data related to QTS business for purposes of creating a business plan and ensuring that new QTS campuses continue to track to that business plan thru stabilization.
- Bachelor’s degree preferably with a concentration in Finance, Economics, Accounting or Mathematics or equivalent professional experience.
- Up to 2 years working in an environment (banking, real estate, etc.) focused on driving bottom line value-creation through strategic thinking in a time-sensitive manner.
- Solid proficiency in MS Office applications, especially Excel.
- Experience with ARGUS, Workday, Salesforce, Adaptive Insights and Office Cx, preferred
- Experience in fast-paced, high-growth Data Center markets.
- Ideal candidates will have a proven history of being extremely self-motivated, highly organized and open communicators who are eager to work in a fast-paced client focused entrepreneurial environment with limited formal structure.
- Interact effectively and sensitively with a wide variety people including diverse professional and cultural backgrounds.
- High level of professionalism expected due to direct access to high level members of the executive team.
- Ability to organize, interpret, and draw appropriate conclusions from large volumes of data and to creatively present the information in a manner that enables non-financial managers to easily understand the information.
