Overview
GENERAL
SUMMARY:
Performs and supervises a variety of skilled and semi-skilled tasks in the maintenance and repair of buildings, grounds, streets, sewers and equipment; performs related work as required.
The work in this class involves responsibility for performing a variety of skilled and semi-skilled tasks in the maintenance and repair of buildings, facilities, equipment, streets, sewers and grounds. Assignments are received in the form of oral or written work orders. The work is performed according to general or specific instructions of a lead worker or supervisor who inspects work while in progress and upon completion.
Responsibilities- Remove snow and ice from walks and parking lots.
- Support connected building infrastructure including sensors, thermostats, and automation dashboards.
- Monitor and diagnose HVAC issues using computerized control systems.
- Perform general facility repairs including electrical, plumbing, carpentry, lighting, painting, and hardware.
- Diagnose and repair commercial door hardware, including electronic access hardware.
- Monitor facilities to ensure occupant or visitor safety and security.
- Prepare chemicals for work applications and ensure chemicals are properly stored.
- Confer with coworkers to coordinate maintenance or cleaning activities, including performance of custodial duties as needed.
- Select equipment, materials, or supplies for cleaning or maintenance activities.
- Trim trees or other vegetation.
- Operate maintenance equipment; lifts, hoists, or other moving or lifting equipment; and manual and power tools.
- Move and repair furniture.
- Maintain work equipment, machinery or systems to ensure proper functioning; and monitor vehicles to identify problems that need to be serviced.
- Coordinate the treatment of facilities to eliminate pests.
- Read technical information and plans needed to perform maintenance or repairs.
- Troubleshoot equipment or systems operation problems.
- Order materials, supplies, or equipment.
- Plan work procedures.
- Prepping and painting surfaces.
- Record time; and information about parts, materials or repair procedures into a computerized asset management/work order system.
- Create preventative maintenance schedules, maintain asset information and create work orders in computerized asset management/work order system.
- Measure distances or dimensions.
- Estimate costs for labor or materials.
- Coordinate work performed by contractors.
- Load and unload trucks.
- Respond to the public.
- Perform other duties as assigned.
Skills and Abilities
- Mechanical - Knowledge of machines and tools, including their designs, uses, repair, and maintenance.
- Repairing - Repairing machines or systems using the right tools.
- Equipment Maintenance - Planning and doing the basic maintenance on equipment.
- Troubleshooting - Figuring out what is causing equipment, machines, wiring, or computer programs to not work.
- Arm-Hand Steadiness - Keeping your arm or hand steady.
- Visualization - Imagining how something will look after it is moved around or changed.
- Finger Dexterity - Putting together small parts with your fingers.
- High school diploma or equivalent;
- 3 years’ repair and maintenance experience or other relevant experience;
- Building or Property Maintenance or other relevant experience;
- Or equivalent education and experience.
- Experience using mobile devices, maintenance apps, and digital workflow tools.
- Familiarity with work order systems, asset logs, and equipment record updates.
- Trade training or certification in mechanical or HVAC disciplines.
- Experience configuring or supporting connected building sensors and control platforms.
- Understanding of predictive maintenance, energy analytics, and smart system dashboards.
Position requires sitting, standing, walking on uneven surfaces, climbing, reaching, kneeling, bending, stooping, squatting, grasping and repetitive motions in the performance of daily duties; both near and far vision (with or without corrective device) while performing maintenance inspection of equipment; ability to lift, drag, and push vehicles, motors, engines, and other equipment and supplies weighing up to sixty (60) pounds; acceptable hearing (with or without corrective device);
safely work with power and noise-producing tools and equipment; and ability to drive a motorized vehicle.
Residency Requirement:
Employee shall establish their principal place of residence within fifty (50) miles of their place of employment as soon as practical after appointment, but within two years of appointment.
