Essential Duties & Responsibilities Financial Management
  • Post all payments and income from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and net operating income.
  • Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
  • Carry out end‑of‑month closing procedures and reporting.
  • Maintain accurate, organized records and audit resident files for accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques & company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance, complying with Asset training benchmarks.
  • Promote harmony and quality job performance through support and effective leadership.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Strategic leasing management: ensure effective leasing techniques, close deals, follow‑up procedures, and accurate reporting.
  • Implement marketing strategies and systems outlined in the annual marketing plan.
  • Handle resident complaints and requests to ensure satisfaction.
  • Develop and implement resident retention programs, including resident functions, special promotions, and monthly newsletters.
  • Effectively show, lease, and move‑in prospective residents.
Administrative Management
  • Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are noted and completed promptly, requiring regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically, obtaining bids/pricing from vendors and suppliers.
Education and Experience
  • High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regularly remain in a stationary position, often standing or sitting for prolonged periods, communicating with others, and performing repetitive wrist, hand, and finger motions.
  • Frequently move about to accomplish tasks or move from one worksite to another.
  • Occasionally ascend/descend ladders, stairs, scaffolding, ramps, step stools, and other structures; move objects up to 25 lbs; operate machinery or power tools; operate motor vehicles or golf carts; work overtime, weekends, night hours, and in various environmental conditions.
Compensation & Benefits

Salary range: $25 per hour to $26 per hour.
