A detailed assessment from the 1st to the 10th floor, including the staircase area, has identified recurring water seepage marks, ceiling cracks, and improper wall tile grouting. The seepage is likely due to plumbing leaks, defective waterproofing, or facade-related issues. Ceiling cracks appear systematic and may be related to thermal movement or construction quality. Deficient tile grouting is contributing to water penetration and potential tile detachment.

Immediate rectification is required to prevent further structural and aesthetic deterioration.

• Water Seepage Rectification:
  Conduct detailed leak detection using water pressure testing or thermal imaging to identify exact leakage sources. Remove damaged plaster and ceiling finishes in affected areas. Apply high-quality polymer-modified waterproofing coating on slabs, terraces, and balconies. Seal all joints, parapets, and pipe penetrations properly. Repair or replace leaking pipes, joints, and fittings with approved materials. Chisel out loose plaster around cracks.
  
  Clean surfaces to remove dust and debris. Fill cracks with suitable epoxy or polymer-based filler. For wider cracks, install reinforcing mesh before re-plastering.
• Wall Tile Re-Grouting:
  Inspect all affected wall tiles and remove loose or damaged tiles. Clean existing grout and joints thoroughly. Apply premium waterproof grout uniformly with proper spacing and tools. Seal grout lines with water-resistant sealant to ensure long-term durability.
