We are partnering with a newly established residential and Build‑to‑Rent (BTR) investment platform in Dubai, backed by long‑term capital and a strong acquisition pipeline. As the fund scales, we are hiring a Residential Asset Manager to take ownership of performance across a growing portfolio of income‑producing and development‑to‑core assets.

The Role:

This is a hands‑on, commercially focused role where you will shape asset strategy from the outset – working closely with the investment and development teams to maximise NOI, stabilise new assets, and build best‑in‑class operating and reporting standards for the platform.

Key Responsibilities:
  • Develop and execute individual asset business plans for residential and BTR assets (stabilised and in lease‑up)
  • Monitor and drive rental performance, occupancy, leasing velocity, and resident retention
  • Work closely with property managers and leasing teams to optimise pricing, unit mix, operating costs and service levels
  • Lead annual budgets, reforecasts and asset‑level cash flow analysis, ensuring delivery against fund targets
  • Oversee capex planning and value‑add initiatives (refurbishments, amenity upgrades, ESG initiatives)
  • Track and report KPIs, variances and performance drivers to senior management and investors
  • Support acquisition underwriting and due diligence with realistic asset‑level assumptions and operating strategies
  • Ensure compliance with local regulations, tenancy laws and HSE / ESG requirements
  • Contribute to building platform‑wide processes, systems and reporting as the fund grows
Skills & Experience:
  • 6–10 years’ experience in real estate asset management, ideally with a focus on residential / multifamily / BTR
  • Experience with in a fund, investment manager, developer, or institutional landlord
  • Strong grasp of P&L management, cash flow modelling, budgeting and KPI reporting
  • Track record of improving income, reducing costs and driving asset value
  • Comfortable working with and challenging property managers, FM providers and leasing teams
  • Solid understanding of UAE residential markets (Dubai experience strongly preferred)
  • Analytical, data‑driven and hands‑on, with the ability to move between strategy and detail
  • Degree in Real Estate, Finance, Economics or related; RICS or CFA a plus but not essential
