Description:

• Chiller Model: YCIV 1120 EA
• Quantity: 3 nos.

• Maintain a reasonable inventory of essential spare parts for maintenance and services falling within the scope of services.
• Exclusions – VFDs, Chilled water pipe and electrical cables only.
• Exclusions - Replacement of cooler, condenser coil, compressor, heat wheel, motors, and pumps only.

• Quarterly – 4 times Year
• 1 Major Service
• 3 Minor Services
• 4 times Condenser and Evaporator Coil cleaning
• Breakdown calls - Unlimited

• Priority 1 – Emergency: Within 1 hour
• Priority 2 – Urgent: Within 2 hours
• Poses a threat of personal injury, equipment damage, or serious disruption of operations.
• Priority 3 – Expedited: Within 8 hours
• Something that is not classified as urgent but needs to be resolved speedily e.g. a situation that reflects poorly on the Client.
• Priority 4 – Scheduled: Within 24 hours
• Nonurgent to operations. Date scheduled, chargeable works requiring prior client approval

Note:
Technical assistance via phone calls shall be provided to the building security or FM team immediately if required.

• Check with appropriate customer representative for operational deficiencies
• All work must be performed in accordance with safety policies.
• Review control panel for proper operation and recorded fault histories.
• Check for visual signs of refrigerant/oil leak(s).
• Verify oil heater operation.
• Perform lock and tag out procedure
• Check and tighten electrical connections
• Perform preventative procedures to flow proving devices
• Check for unusual noise and vibration
• Check overall condition of unit
• Remove and dispose any debris from any maintenance activity
• Document tasks performed during the visit and report any observations to the customer.

• All work must be performed in accordance with both the customer's safety policies
• Review control panel for proper operation and recorded fault histories
• Check for proper chilled water flow
• Check system pressures and temperatures
• Check for proper capacity control operation
• Check for proper oil temperature and pressure
• Check for visual signs of refrigerant/oil leak(s)
• Check for unusual noise and vibration
• Check overall condition of unit
• Record and log all operating parameters
• Document tasks performed during the visit and report any observations to the customer

• Check with appropriate customer representative for operational deficiencies.
• Spray coil(s) with chemical solution.
• Rinse coil(s) thoroughly with water.
• Clean area around equipment.

• Check with appropriate customer representative for operational deficiencies.

• Clean area around equipment.

• Workforce shall be provided with proper uniform, safety gloves, face mask, and other safety equipment to be used while on duty.
• Shall take special care to seclude the area of work by proper partition and provide signboard in the work area.
• Clean the area completely after completion of the work and never leave tools, waste, etc. at the worksite.
• The vendor is solely responsible for any liability that may arise due to the injury sustained to its employees during their work under this agreement.
