Project Director; Property Development

The Project Director will lead the end-to-end delivery of real estate development projects from concept to handover, ensuring timely completion, cost control, quality, safety, and compliance while managing multiple stakeholders including consultants, contractors, authorities, and internal leadership.
Key Responsibilities- Lead the full project lifecycle: feasibility, design development, procurement, construction, commissioning, and handover
- Ensure projects are delivered on time, within budget, and to approved quality standards
- Establish project execution strategies, master schedules, and delivery frameworks
- Oversee procurement of consultants, contractors, and specialist vendors
- Review tenders, lead technical and commercial evaluations, and recommend awards
- Manage contracts, variations, claims, risk registers, and cost controls
- Ensure effective change management and commercial governance
- Act as the primary interface between owners, architects, consultants, contractors, hotel operators, and government authorities
- Manage approvals with Dubai / UAE authorities (DM, DDA, Trakhees, RTA, Civil Defence, etc.)
- Maintain strong relationships with external and internal stakeholders
- Oversee project planning, progress tracking, and reporting (Primavera P6 preferred)
- Identify risks, delays, and mitigation strategies proactively
- Review delay analyses, extension of time (EOT) claims, and contractual notices
- Ensure compliance with HSE regulations, quality standards, and best practices
- Implement governance frameworks, reporting dashboards, and executive updates
- Lead project teams and consultants with a strong performance culture
- Strong leadership and decision-making capability
- Deep understanding of UAE real estate development lifecycle
- Expertise in contracts (FIDIC preferred), commercial management, and claims
- Strong stakeholder, authority, and consultant management
- Excellent communication and executive reporting skills
- Bachelor’s degree in Civil Engineering, Construction Management, or Architecture
- PMP / RICS / MRICS / Chartered Engineer preferred
- Proven UAE property development experience is mandatory
