Purpose of the Role
The Manager oversees contractual and commercial activities for assigned projects, ensuring effective administration from award to project close-out and final account settlement. This role plays a key part in protecting the company’s commercial interests by supporting risk management, cost control, change management, variations, dispute resolution and claims, while enabling timely and cost-efficient project delivery.
The Manager provides practical contractual guidance to project teams, ensures strict compliance with contractual obligations, and adopts strong coordination with consultants, contractors, and internal stakeholders to drive successful project outcomes.
Primary Responsibilities- Administration of contracts and ensure compliance with contractual requirements throughout the project lifecycle.
- Assist in monitoring cash flow, and budget utilization to ensure projects are delivered within approved budgets. Prepare periodic cost reports and summaries as required.
- Implement, maintain and administer a structured Change Management process.
- Assess commercial implications of design changes, scope variations, and schedule adjustments in coordination with the stakeholders.
- Evaluate payment applications, provide recommendations, and support issuance of necessary certifications.
- Assist in assessing, negotiating, and resolving contractor claims, including Extension of Time, under contractual provisions.
- Support preparation, negotiation, and finalization of accounts for successful project close-out.
- Review, evaluate and formalize contractor and consultant variation submissions.
- Support commercial negotiations related to variations and changes and ensure proper documentation and approvals.
- Maintain cost databases for benchmarking and cost management purposes.
- Coordinate with project managers, design consultants, contractors, finance, and legal teams to provide commercial guidance and support senior management in decision-making.
- Degree in Quantity Surveying, Engineering, Construction Management, or related field.
- 10–12 years of experience in contracts and commercial management, preferably in mixed-use or large-scale development projects.
- Solid understanding of contract administration, commercial management, and change control across the project lifecycle.
- Cost management and control capabilities, including budget monitoring, forecasting, cash flow management, and support with final accounts.
- Knowledge of post-contract commercial management such as but not limited to variations, claims, and dispute avoidance/resolution.
- Effective negotiation skills with contractors, consultants, and stakeholders to achieve commercially favourable outcomes.
- Working knowledge of standard forms of contract (FIDIC or equivalent).
- Proactive in identifying commercial risks and value-add opportunities.
- Able to manage multiple projects simultaneously.
- Mid-level proficiency in using AI and digital tools for time management, reporting, presentations, and related project tasks.
- Experience in mixed-use, residential, commercial developments with a track record in medium-to-large scale projects involving multi-disciplinary stakeholders.
- Exposure to developer, client-side, or PMC/consultancy environments at a strategic level.
