Annual Maintenance Contract for Swimming Pool Maintenance - 2026

- Routine visits: 6 times per week
- Emergency calls:
Unlimited
- Requirements during the tenure shall be quoted separately at competitive market rates.
- Maintain a reasonable inventory of essential spare parts for maintenance and services within the defined scope.
- PPM consumables and pool chemicals (chlorine, pH adjusters, etc.) shall be included in the service.
- Priority 1 – Emergency:
Within 1 hour – Incident requires immediate attendance to prevent injury, damage, or disruption. - Priority 2 – Urgent:
Within 2 hours – Threat of operational or equipment failure; must be resolved promptly. - Priority 3 – Expedited:
Within 8 hours – Non‑critical issue that must be addressed swiftly. - Priority 4 – Scheduled:
Within 24 hours – Non‑urgent or planned tasks requiring client approval before execution.
Note:
Technical assistance via phone shall be provided immediately to building security or FM staff when required.
- Maintain pH, chlorine, and pool water parameters as per Dubai Municipality Public Health standards using approved chemical dosing.
- Maintain overall pool water quality through cleaning, vacuuming, brushing, skimming, and dosing as required.
- Supply and dose sanitizing chemicals (chlorine, pH stabilizers, etc.) and maintain correct balance of disinfectants.
- Clean and remove debris from the pool, skimmers, overflow channels, and pump baskets.
- Perform backwashing of filters as indicated by pressure differential or operational requirements.
- Periodically inspect filters, valves, dosing systems, lighting, and other pool operational components; record readings in the logbook.
- Report and recommend any required repairs, replacements, or corrective actions to maintain optimal performance.
- Ensure correct water level for proper pump operation.
- Test and adjust pool chemical parameters:
- pH (7.3 – 7.7 depending on pool finish)
- Free Chlorine: 1–3 ppm
- Free Bromine: 3–5 ppm
- Total Alkalinity, Calcium Hardness, and Stabilizer (as per DM guidelines)
- Add pool shock treatment periodically to prevent algae and contamination.
- Clean tile waterline, remove organic debris, and ensure clarity and hygiene of water.
- Perform super‑chlorination once per month or as required based on test findings.
- Adjust stabilizer and oxidizer levels to maintain water balance.
- Ensure all tools, materials, and waste are cleared after work completion.
- All personnel shall wear full PPE (uniform, gloves, mask, etc.) during maintenance.
- The work area shall be properly cordoned with safety signage.
- Site shall be cleaned and restored to original condition after each visit.
- Vendor shall be fully responsible for any injury or liability arising during execution.
- Routine chemical testing using approved digital kits to be conducted twice monthly.
- Microbiological and Legionella tests are not included in this AMC and shall be quoted separately upon client request, if required by Dubai Municipality.
- All works shall comply with Dubai Municipality Pool & Public Health Safety Regulations.
- Monthly maintenance report with chemical test results.
- Logbook of readings, dosing records and observations.
- Annual pool condition summary and compliance certificate (if applicable).
Vendor must hold a valid Dubai trade license and comply with all relevant regulations. All work must adhere to the Dubai Municipality Pool & Public Health Safety Regulations.
