Position Summary

The Maintenance Coordinator is responsible for overseeing and coordinating all maintenance operations across Livbnb-managed properties. This role ensures properties remain safe, functional, and guest-ready at all times. The ideal candidate is highly organized, detail-oriented, responsive, and experienced in property maintenance coordination.

Key Responsibilities
  • Schedule and coordinate routine, preventative, and emergency maintenance.
  • Dispatch vendors, contractors, and internal maintenance staff.
  • Track and monitor maintenance requests to ensure timely completion.
  • Follow up on open work orders and confirm quality of completed work.
  • Source, vet, and onboard reliable contractors and service providers.
  • Negotiate pricing and maintain vendor agreements.
  • Evaluate vendor performance and maintain service standards.
Work Order Management
  • Manage maintenance tickets through property management software.
  • Prioritize tasks based on urgency and guest impact.
  • Maintain accurate documentation of all maintenance activities.
Property Inspections & Preventative Maintenance
  • Assist in scheduling regular property inspections.
  • Identify potential issues before they become major problems.
  • Develop and manage preventative maintenance schedules.
Budget & Inventory Oversight
  • Monitor maintenance expenses and ensure cost efficiency.
  • Track inventory of maintenance supplies and equipment.
  • Assist in preparing maintenance budgets and cost reports.
Guest & Owner Communication
  • Respond promptly to maintenance-related guest concerns.
  • Provide clear updates to property owners regarding repairs.
  • Coordinate access for maintenance personnel when required.
