• 3 Sump pits (62cm x 67cm)
• Service Frequency:
  Half-Yearly – 2 times per year
• Consumables and Spare Parts: PPM consumables shall be included in the service.

• Conduct a pre‑cleaning inspection of each sump pit.
• Assess sludge level, debris accumulation, and structural condition of the pit.
• Isolate sump pumps and electrical systems where necessary.
• Ensure proper confined space entry procedures are implemented.

• Drain or pump out wastewater from the sump pit using a vacuum tanker or sludge pump.
• Remove accumulated sludge, sediments, sand, grease, and debris from the sump pit.
• Perform high‑pressure water jet cleaning on walls, floor, and internal surfaces.
• Remove loosened debris and residual sediments.

• Apply approved disinfectant and deodorizing chemicals to eliminate bacteria and foul odors.
• Ensure pits are free from harmful biological contaminants.

• Inspect the following during cleaning:
  • Sump pumps
  • Float switches
  • Discharge piping
  • Valves and strainers
• Report any damage, leakage, or malfunction to building management.

• All removed sludge and wastewater shall be collected, transported, and disposed of at approved disposal facilities in compliance with Dubai Municipality regulations.

The contractor shall provide all necessary equipment including but not limited to:

• High‑pressure water jetting machine
• Vacuum tanker / sludge pump
• Confined space rescue tripod with winch
• Multi‑gas detector
• Ventilation blower
• Fire extinguisher
• Secure step ladder
• First aid kit

Mandatory PPE for all personnel:

• Full body protective coveralls
• Rubber gloves
• Waterproof safety boots
• Safety helmets
• Safety goggles / face shield
• Respiratory masks (if required)

• Inspection findings
• Sludge levels and condition of sump pits

The report shall include:

• Number of pits cleaned
• Cleaning methodology used
• Before and after photographs
• Waste disposal confirmation
• Observations and recommendations (if any)

Reports shall be submitted electronically and a copy provided to the site office within 7 working days after service.

• Work shall follow confined space entry safety procedures.
• All personnel must be trained and certified for confined space work.
• Gas testing shall be conducted before entry into sump pits.
• Work area shall be cordoned off with warning signage.
• The contractor shall be responsible for all safety precautions during the operation.

• All works shall comply with Dubai Municipality environmental and safety regulations.
• Contractor shall restore the area to its original condition after completion of the cleaning.
• All equipment and waste shall be removed from site after completion of the work.

The contractor shall guarantee service quality and proper cleaning of sump pits for a period of 6 months from the date of service.
